ABOUT THE ROLE
An exciting opportunity exists for an experienced Area Manager to join a national self storage player. The role will have responsibility for managing the operations of the Melbourne arm of the business which has experienced strong growth over the past 3 years. Reporting to the General Manager the role will drive the business plan and budgets for each store and have ownership of the delivery of these plans and budgets. Developing a strong performing team and culture will be a key to the role and as such people management skills will be critical.
DUTIES AND RESPONSIBILITIES
Staff Management and Culture
- Hire Store Managers and assistants for each store
- Ensure that staff have a clear line of site to the broader vision and mission of the business and are motivated to achieve this
- Assist in building a strong culture around the Brand values of the organization
- Ensure processes and checklists are followed in hiring staff, including inductions.
- Provide clear KPIs and training plans for all store and assistant managers that align to the business plan and strategy
- Set and implement bonus structures for Store Managers
- Provide regular staff feedback that instils the company culture
- Prepare staff rosters including filling in as Store Manager if required
- Assist and support Store Managers with any day-to-day issues
- Driving store performance to ensure revenue and growth targets are met
Store Performance
- Work with the GM to establish store budgets and business plans
- Assist marketing with developing and fine tuning marketing plans to drive enquiry and conversion
- Review pricing and promotional strategies and set recommendations for approval and implementation based on occupancy, local competition, and other market forces
- Ensure structured local marketing plans are in place for each store and are driven by the stores
- Ensure store expenses are managed within plan and authority levels
Asset Management
- Ensure a register of all repairs and maintenance for all sites and record on appropriate software system
- Assist in day-to-day reactive maintenance build up relationships with cost effective, local maintenance providers
- Work with broader team to ensure that all stores are fully compliant to relevant legislations
- Approve maintenance works and work to maintenance budget
- Oversee the upkeep of assets that we are proud of.
Systems and Business Improvement
- Ensure policies and procedures are adopted and implemented at store level in line with company policy
- Ensure customer management system is maintained with high quality and up to date data
- Provide monthly internal reporting against budget and business plans
- Maintain optimum stock levels for product including merchandise in the stores
Experience
We are seeking an experienced Area Manager who has outstanding energy to bring to this rapidly growing business. To be successful in the role you will have;
- A background in either self storage or a similar retail business
- Experience managing multiple sites/stores
- The ability to motivate and manage teams daily- best in class customer service
- The ability to trouble shoot on the run.
- Experience in store management system would be beneficial
