Job Overview:
As the initial point of contact for potential property owners and buyer's agents, the Business Development Manager serves as the face and voice of the business in the Melbourne area. This role demands a dynamic individual who excels in both Business-to-Consumer and Business-to-Business environments, effectively utilizing external marketing efforts and cultivating strong relationships with referral partners.
Key Responsibilities:
- Actively engage potential property owners to list their properties with the business, ensuring a deep understanding of the short-term rental market.
- Efficiently manage inbound leads, responding within 12 hours, and follow up with property owners within one business day.
- Conduct property appraisals using designated software/processes.
- Oversee onboarding processes, including upfront billing and documentation collation.
- Maintain ongoing communication with new property owners to assess satisfaction and encourage continued partnership.
- Utilize CRM and monitoring software to optimize lead conversion.
- Initiate contact with potential Business-to-Business clients through cold calling, articulating the benefits of partnering with the business.
- Attend business events and cultivate relationships with both new and existing stakeholders.
Requirements:
- Proven sales expertise with significant face-to-face and phone experience; face-to-face experience preferred.
- Standard working hours are Monday to Friday, but occasional flexibility is required to meet client needs, including evenings and weekends.
- Ability to travel within designated territory
- Exceptional time management skills and ability to prioritise effectively.
- Excellent communication skills, both written and verbal, and the capacity to interact successfully with diverse client groups.
- Resilient and adept at objection handling, with a strong ability to convert prospects in both telesales and direct interactions.
- Comfortable with technology and capable of managing multiple systems simultaneously.
- Real estate market knowledge is advantageous, though a passion for real estate is essential.
Additional Requirements:
- 2-3 years of relevant experience in sales or a similar role, with a preference for candidates who have shown sustained performance across various industries.
- Real-life financial management understanding, such as having a mortgage and recognising cost pressures.
- Demonstrated ability to build a customer base from scratch, including proficiency in cold calling.
- Driver's license and reliable vehicle required.
- Ability to obtain a certificate of registration in real estate and pass a police clearance.
