Job Description
This is an outstanding opportunity to be part of a strong and growing team and work with luxury apartments. The focus of this role is providing residents with dedicated quality service and assisting the Strata Manager and Committee to maintain the site and provide the scope of duties as outlined in the client agreements.
The Building Management, takes overall responsibility for the operations, safety, security, and maintenance of the building. The usage of the common property by non-residents, tradespersons, or suppliers as well as the maintenance and repair of the common property, all fall under the responsibility of the Building Management.
The core responsibilities are as follows:
- Manage the day-to-day operations of the building.
- Oversee the Cleaning Services
- Oversee the Common Property Maintenance
- Source suppliers and arrange quotes
- Coordinate resident's move-ins and move-outs
- Arrange access for authorized persons to the car park and lift lobbies.
- Maintain the presentation of the entrance foyer at all times.
- Oversee the manage Essential Safety Measures – Lifts, Exit & Emergency Lighting, and Mechanical Equipment.
Required Duties
- Ensure supervision of residents moving in or vacating the premises and ensuring residents' accountability for damages.
- Being accessible to residents on a daily basis to meet their requirements.
- Meet contractors and carry out necessary briefings and act in a supervisory capacity
- Receive incoming phone calls, ensure all calls and emails are replied to within 24-hour period.
- Ensure necessary records, logbooks, and reports as requested by the Committee and Strata Management
- Ensure common areas are maintained in a serviceable and presentable condition. Call appropriate contractors for repairs whilst ensuring these actions are reported to Strata
- Inspect work of all contractors attending site and ensure works performed to a high standard advising Strata so accounts can be paid once completed or claim warranty provisions.
- Ensure all contractors comply with OH&S regulations and advise Strata of breaches.
- Ensure cleaning contractor maintains building to high standards
- Prepare reports for the strata management and board as required
The person we are looking for will possess the following attributes;
- Good personal presentation and excellent interpersonal communication skills
- Minimum 3 + years experience in Facilities Management
- Background in general maintenance work
- A friendly, diplomatic personality who is a proven team player
- Experience in implementing and improving systems, procedures and processes
- Good computer literacy in software such as the Microsoft Office Suite
- Punctuality, reliability and proactivity
- Positive attitude, integrity and ethical behaviour
