Your key duties will include (but are not limited to):
Market properties to the Belle Property standards
Book and conduct open homes and/or private viewings, as needed
Manage prospective tenants and provide advice to the lessor based on market conditions and tenant feedback
Process tenancy applications and present to the lessor, as required
Manage ingoing tenant process including bond lodgement and tenancy sign up
Conduct entry reports and all activities required legislatively with rigorous attention to detail
Conduct routine inspections as per the management authority and legislation requirements
Monitor and action rent arrears daily, including updating the lessor, issuing of any notices as per legislation and tribunal lodgement and attendance, as required
Manage tenancy agreement renewals, including rent reviews, within legislated timelines
Record and act on all maintenance and repairs in accordance with legislation, the management authority and lessor instruction
Issuing of any notices for breach of the tenancy agreement and any other notices, as required
Conduct vacate inspections as per legislative requirements ensuring the standard of the property is maintained
Manage vacating tenant process including feedback to the lessor, exiting tenant and finalisation of the bond
Manage and negotiate tenant and/or lessor concerns/disputes with empathy and a view to finding a solution
Prepare, lodge and attend tribunal as a representative of the agency and the lessor
Manage insurance claims on behalf of the lessor, including lodgement with all necessary paperwork, follow through to completion providing regular updates to the lessor
Provide advice to the lessor on maintaining the quality of their investment property and recommendations to improve the ROI
Preparation of all tenancy related forms, including tenancy agreements, bond forms, entry, exit and routine reports
Review and update templates and processes in line with the department strategy
Ensure accurate filing of all documents and correspondence within agency property management software or in hard copy, if required
Process lessor bills and tenant invoices as required and in-line with the management authority
Keep up to date with relevant legislation/s and be prepared to share that knowledge with the team
Carry out duties as instructed by the lessor within the provisions of legislation and the management authority
Lead by example in actively supporting and developing a positive team culture and morale
Support other team members in achieving their goals and work requirements, including support around Tribunal attendance, insurance claims and other escalated activities
Attend to enquiries, correspondence and complaints in a prompt and courteous manner
Act as an escalation point for queries, complaints and process understanding
Maintain personal presentation in a corporate and professional manner
Other duties as may be required from time to time
To be successful in this role, you will ideally demonstrate:
Must have prior experience in all aspects of property management
Current Industry standard certifications
Reliable car/drivers licence
