Tenancy and Leasehold Manager - Full Time Closed Period contract to 30th Jun 2026Based in Goonellabah, the role will cover Tweed Heads to Port Macquarie. This role secures appropriate leasehold properties for these young people, manages tenancies efficiently, and partners with the Communities PYI team to help sustain their leasehold property post-program. The role covers Local Government Areas between Port Macquarie-Hastings and Tweed Heads.Additionally, this role manages tenancies within the Property Directorate across Rental Villages, including those under our Social and Affordable Housing Fund (SAHF). The focus is on ensuring the smooth operation of allocated villages from a tenancy management perspective.Key responsibilities:

  • Manage, respond to, and resolve tenant queries and concerns across a large and diverse portfolio of villages.
  • Handle tenant complaints and appeals to effective resolution.
  • Represent at NSW Civil and Administrative Tribunal (NCAT) with support from the Tenancy Management Lead.
  • Conduct regular property inspections.
  • Refer tenants to relevant support providers and other Uniting services.
  • Manage financial budgets and targets, maximising rental income and minimizing rental arrears, tenant debt, voids, and vacancies.
  • Accurately record tenant information in the CRM system or other tenant management systems.
  • Ensure compliance with the Retirement Villages Act and provide necessary information and reporting.
  • Arrange maintenance with the Asset Management team and ensure all compliance requirements are met.
  • Develop and maintain relationships with local Real Estate Agents.
  • Monitor tenants with higher or more complex needs and refer to appropriate services.
  • Ensure full occupancy of all available properties and minimise vacancy to reoccupation time.
  • Support compliance with SAHF requirements.
  • Arrange and process new leasehold properties, including vendor, rent, bond, and periodic payments.
  • Liaise with agents/landlords about repairs and maintenance.
  • Complete end-of-tenancy inspections and negotiate bond claims.
  • Conduct Tenancy and occupancy sign-ups with young people.
  • Attend regular staff meetings for updates, problem-solving, and team building.
Qualifications and Experience:
  • No formal qualifications required.
  • Typically, 2 or more years of experience in your field.
  • Excellent written and verbal communication skills.
  • Organised, systematic, thorough, accurate, and disciplined.
  • Ability to navigate a complex organization, forge relationships, and manage through influence.
  • Current NSW Driver's License.
  • Relevant experience and/or qualifications with emphasis on property and management.
  • Direct housing or property sector experience, ideally in Retirement Living or Social and Affordable Housing.
  • Strong understanding of property asset management.
  • Commercially minded with a drive for improvement.
  • Flexibility and adaptability, able to work well under pressure with multiple competing deadlines.
