Job description

At Blok Modular, we blend small architecture studio creativity with large modular factory capabilities, empowering architects to conceive distinctive prefab structures while closely collaborating with our in-house construction team. Our focus is delivering top-tier craftsmanship in modular architecture, supported by our newly acquired builders' license.

Our goal is to enrich neighbourhoods and communities by fostering individuality and community well-being through our designs. We specialise in houses of all scales, often collaborating with architecture practice Vokes and Peters on residential projects. Additionally, we are dedicated to boutique hotel and resort projects, multi-residential developments, artist and performance spaces, as well as social housing initiatives.

We're in search of a confident Contracts Administrator to join Blok Modular, supporting our upcoming projects split between our Brisbane-based factory and sites in the spectacular coastal or hinterland of Queensland and New South Wales. Essential qualifications in Quantity Surveying or Construction Management and a background in the construction industry are required, with preference for candidates with Brisbane experience. We value driven, results-oriented team players with strategic thinking abilities and a solid grasp of current building and contracts practices. In this role, you'll efficiently manage contracts, ensuring compliance with legal requirements, project schedules, and contractual obligations, while also handling document management, contract review, cost tracking, invoicing, and general administrative tasks within our fast-paced environment. Tasks & Responsibilities

  • Demonstrate expertise in construction methodology and procurement strategies, utilizing strong negotiation skills to secure optimal terms and agreements. 
  • Exhibit a passion for construction, adeptly managing both head and sub-contracts, and pursue value management initiatives for cost-effectiveness throughout projects. 
  • Collaborate effectively with Developers, Builders, Estimators, Design Managers, and Subcontractors, upholding accountability standards to drive outcomes effectively. 
  • Display drive and ambition for career advancement, embracing responsibility and commitment while meticulously reviewing and negotiating subcontract and supplier terms. 
  • Contract Management: Assist in administering Head Contracts, ensuring accurate and timely administration of Subcontracts, and managing procurement and project works from tender to completion. 
  • Conduct negotiations with subcontractors and suppliers, supporting financial management of projects and coordinating council approvals and associated permits. 
  • Provide comprehensive project status updates to the Project Manager, maintaining meticulous contract documentation and ensuring compliance with contractual obligations. 
  • Document Control: Implement systematic filing systems for project-related documents, distribute contract documents to stakeholders, and maintain version control for accessibility. 
  • Cost Tracking and Reporting: Track project costs and generate regular reports on project costs, budget variances, and financial projections. 
  • Assist in preparing progress claims, invoices, and payment applications in accordance with contract requirements, fostering effective communication and collaboration with internal teams, subcontractors, suppliers, and clients. 
  • Communication and Collaboration: Act as a key point of contact for various parties involved, facilitating discussions to resolve disputes and participating in project meetings to provide updates on contract status and potential risks.

Qualifications & Experience

  • Previous experience in construction contract administration or project management is preferred, with a minimum of 2 years in a Contract Administrator or Project Coordinator role.
  • Strong attention to detail and organizational skills are essential for managing multiple tasks simultaneously.
  • Proficiency in Microsoft Office Suite and Procore or similar project management software is required.
  • Excellent communication and interpersonal skills are necessary for effective teamwork.
  • Knowledge of Construction Contracts, procurement processes, and relevant regulations is preferred.
  • Problem-solving abilities and a proactive approach to identifying and resolving issues are crucial.
  • Adaptability and willingness to learn in a fast-paced construction environment are key attributes.
  • A Bachelor's degree in Construction Management, Quantity Surveying, or a related field is desired.
  • Understanding specifications and drawings for accuracy and buildability is important.
  • Confident communication with various stakeholders, ensuring messages are concise and impactful, is essential.
