About the role
The Director - Development, Property Services Group (PSG) is responsible for overseeing property development planning and activities for all RMIT campuses in line with RMIT's location strategy.
This role is responsible for overseeing property development reporting to the Executive Director, Property Services and assist in driving a culture of high quality, accuracy, consistency and completeness.
As a member of the senior leadership team, this position is responsible for the following functional areas to drive transformation, innovation, change and lead the teams to achieve results: Quality (ISO accreditation), Risk, Health, Safety, Environment &, Hazardous Materials, Sustainability, Business Intelligence & Analytics and PSG Communication and Engagement planning in consultation with Central Communications.
This position requires a high level of strategic thinking, strong communication, collaboration and negotiation skills to leverage networks and influence outcomes, and aptitude in financial and risk management.
To be successful in this position, you'll have
- Demonstrated experience in preparing and implementing strategic plans for the development of mixed use precincts and sites.
- Experience in and comprehensive knowledge of property development risk management principles, including analysis, evaluation techniques, benchmarking, strategic planning, project proposal evaluation and business case preparation.
- Knowledge of regulatory requirements in the built environment including property/facility management including relevant operating Standards and occupational, health & safety, security and environmental legislation.
- Experience leading high performing teams of development managers, town planners, quantity surveyors, project managers, valuers and analysts - in-house and outsourced.
- Experience in delivering development projects in line with the total return targets including leasing, acquisition and disposal and, the structuring and negotiation of complex transactions.
- Strong commercial acumen.
- Demonstrated ability to develop and nurture internal and external relationships, strategic alliances with property industry, the relevant professional and government bodies.
- Advanced knowledge of property valuation (residual land, cashflow NPV, capitalisation, DVF, comparison), town planning and due diligence.
- Advanced financial skills.
- High level of computer literacy.
- Advanced program management skills.
- Advanced presentation and communication skills.

About the Portfolio
Property Services in the Operations Portfolio which is the services nucleus of RMIT and the focus for the development of the finance, people, infrastructure and systems that provide administrative capacity to the University.
With approximately 120 staff and has the responsibility to operate, maintain and enhance the buildings owned and leased by RMIT University, oversee construction projects and ensure the provision of facilities and asset management services. The Group owns $2.9b of property with an operating budget in excess of $80m and prospective capital projects of over $130M per annum for the next few years in Melbourne and Vietnam. RMIT's built environment involves approximately 110 buildings in Melbourne across all of RMIT's campuses and sites.
