We are seeking a reliable and detail-oriented Caretaker to maintain and care townhouse complexes. The Caretaker will be responsible for ensuring the cleanliness, functionality, and overall appearance of the properties. This role requires strong gardening skills, attention to detail, and a proactive approach to property maintenance.

All travel expenses, tools and equipment are included for all positions, with work vehicle included in the day-to-day travel. 

Groundskeeping and Landscaping:

• Maintain and enhance the appearance of the common area landscaping, including lawns, gardens, median strips and internal shared areas to the highest standard. 
• Maintain cleanliness, functionality and orderly presentation of all common areas including common pathways, driveways, restrooms, and other public spaces.
• Perform routine gardening tasks such as watering, trimming, pruning, weeding, raking, planting, mulching and fertilizing throughout the community and external areas.
• Conduct regular inspections of the townhouse complexes to identify & action maintenance needs and oversee maintenance works with external contractors as needed.
• Monitor and maintain the condition of common areas, ensuring cleanliness and safety.
• Primarily situated in Brisbane's Southside (Rochdale, Cannon Hill, Murarrie) however will be required to travel to any Azure complexes, as required. 

• High knowledge and or previous experience of gardening and or caretaking duties is preferred.
• Basic knowledge of general maintenance tasks such as cleaning, general maintenance and repairs.
• Strong organizational skills and attention to detail.
• Ability to work independently and prioritize tasks effectively.
• Excellent communication and interpersonal skills.
• Physical fitness and ability to perform manual labour tasks.
• Basic computer literacy for basic record-keeping and communication purposes is required, preferred previous experience in job tracking or maintenance phone application. 
• Horticultural certification or similar would be beneficial. 

To excel in this role, you should possess a genuine love for gardening and a desire to make a difference. While prior experience is advantageous, it's not a prerequisite. We're more interested in your enthusiasm, dedication, and willingness to learn.
