Looking for a Maintenance Manager for a permanent opportunity
Your new role
You will oversee the management of the maintenance team, ensuring that all maintenance requirements are met to the highest standards, in compliance with relevant health and safety regulations. Their responsibilities include maintaining buildings, fixtures, and fittings, while delivering high-quality and friendly services to staff, residents, and guests. You will take an active, hands-on approach, balancing it with organisational and planning duties.
- Team Leadership and Performance Enhancement:
- Lead a small team of Maintenance Officers, providing coaching and feedback to improve their performance and set performance and development goals for the team.
- Prioritise and schedule maintenance tasks
- Project Management and Renovations:
- Oversee renovations and other projects.
- Negotiate contracts and ensure projects are completed within budget and on time.
- Effective Time and Resource Management:
- Manage multiple deadlines, contractors, and projects simultaneously.
- Maintain positive relationships with external contacts such as contractors and suppliers.
- Contractor Oversight and Administrative Duties:
- Coordinate with and oversee the work of all contractors for maintenance requirements.
- Monitor staff and contractors to ensure effectiveness.
- Safety and Environment:
- Approve leave applications for maintenance staff, considering operational needs.
- Supervise residents performing casual work.
- Ensure the maintenance shed and workshop are well-maintained and safe, with organised equipment and supplies.
- Financial Responsibility and Communication:
- Monitor budgets, focusing on energy management, preventative maintenance, and capital planning.
- Communicate with stakeholders impacted by projects to minimise disruptions.
- Identify areas for ongoing improvement in maintenance practices.
- Execute a preventive maintenance program
What you'll need to succeed
Effective Leadership: Demonstrated ability to lead and inspire teams toward common goals while actively participating as part of the broader team.
Interpersonal Skills: Strong communication and interpersonal abilities.
Maintenance Expertise: Vast experience in performing various maintenance tasks.
Task Prioritisation: Skilled at managing competing tasks and team workloads.
Technology Proficiency: Familiarity with the Microsoft Office suite and a willingness to use technology for efficient allocation and tracking of maintenance jobs.
Self-Directed and Team-Oriented: Able to work independently without direct management guidance, maintaining a positive attitude toward teamwork.
