The Opportunity:
Our Perth Property Management team are currently seeking a Property Manager in order to support their growing residential portfolio. Reporting to the State Property Manager, our property management team is well supported, and you will have plenty of assistance with the administrative tasks to enable you to focus on relationships and driving the success of the portfolio.

Responsibilities
- Management of 80 residential properties (mostly unfurnished and tidy apartments)
- Daily rent arrears management and issuing of relevant notices in line with legislative requirements and in conjunction with client’s instructions.
- Coordinate and undertake routine and final inspections of the portfolio to ensure the highest level of housekeeping and care of the properties.
- Ensure all leases and management agreements are current and valid, through effective and informative negotiations with relevant parties
- Acknowledge tenant requests and maintenance and liaise with owners and contractors to resolve any issues
- Build and maintain relationships with landlords, tenants, and relationships with other operatives within and outside of the business to help provide timely, relevant and professional advice.
- Review rent for each new tenancy and renewal by completing a market appraisal, to ensure clients can make an informative decision on how to proceed with securing a tenancy
- Advertise properties online with attractive advertising that effectively and best presents the property to potential tenants, and as agreed with the client.
- Communicate with potential tenants, and conduct weekly viewings until a new tenant is secured and keep the client updated throughout the leasing process, process applications and complete lease documents

Requirements
- Must have valid drivers license and own reliable car
- Travel to properties is required
- Current police clearance
- Experience in real estate industry
Qualifications
- Have a valid Property Management Registration or wanting to obtain
