We are seeking an energetic and self motivated Property Manager who has leadership skills, initiative, and organizational skills, along with great time management.
This role will be supported by a cohesive leadership team and Virtual Assistant and the desired applicant must be able to work unsupervised.
This role is not a live-in position.
Job Description
On-site Resident Property Manager to manage 20x townhouses on campus at the Springfield campus of the University of Southern Queensland. The single location, consists of 110 student rooms, split into different share house configurations. This role will report directly to the Business Manager.
The ideal candidate will be trustworthy, possess strong communication skills and have the ability to work independently. They will also relate well to individuals of all ethnic, racial, cultural, and religious backgrounds. The key responsibilities for this position will consist of but are not limited to:
Tasks and responsibilities will include:
- Organize and open inspections for the prospective tenants
- Process applications,
- Process the Entry and exit report, arrange Routine appointments and inspections
- Actively rent arrears, bond claims, tenant breaches, and all aspects of Property Management
- All aspects of Building Management to ensure the obligations of the caretaking agreements are met
- Effective management of all contractors on site including performance and ensuring work is carried out to a high standard.
- Organize Repairs and maintenance with contractors in conjunction with the Owner Liaison Manager
- Ensure the day-to-day presentation of the Building is maintained at a high level
- Prepare building reports for the Owner liaison Manager
- Providing a high level of customer service to landlords and tenants
- Attend to lock outs during duty hours
- Attend to emergency maintenance during duty hours
- Will be required to work 1 day a week in our Brisbane Head Office
- Must be able to work a Saturday during the Intake Season - January/February and June/July
- Must work closely with the appointed Cleaning Contractor
Skills & Experience
- Intelligent, hardworking, and self-motivated
- Be proficient in using Property Tree or the ability to learn the software
- Proficient with Microsoft Office Suite
- A minimum of 2+ experiences an advantage.
- MUST hold a Current Qld Real Estate Registration
- Be a highly organized individual with outstanding verbal and written communication skills
- Outstanding telephone manners and attention to communication skills.
- Work unsupervised at all times
- Good Time Management skills
