JOB PURPOSE AND SCOPE

Reporting into the General Manager, your key objectives will be to assist with managing all facets of operating a student accommodation property in Adelaide. You will assist with proactively leading the property team, managing daily operations, sales initiatives and ensuring The Switch brand is brought to life through delivering an exceptional customer experience to our community, guests and customers.

Our 347-bed building located at 203 North Terrace, Adelaide is conveniently located to Rundle Mall, Universities, public transport and attractions. Our common areas include co-working spaces, gym, meeting rooms, communal kitchen, laundry, honesty kitchen and outdoor areas.

JOB RESPONSIBILITIES

  • Be the face of The Switch, proactively leading from the front in all interactions with our community, guests and customers. 
  • Work with the team to ensure the property operates smoothly. This may include adapting and creating policies and procedures, overseeing housekeeping and site maintenance, as well as performing general administrative activities.
  • Liaise with members to ensure their Switch experience is exceptional.  This may include event organising and conflict resolution.
  • Foster and grow relationships with new and existing commercial and education clients and partners. 
  • Implement and track our sales strategy and initiatives. These could include overseeing a CRM, conducting property viewings and growing our leads database.
  • Supervise and coordinate sales daily tasks, such as tenant contract alterations.
  • Ensure the property is compliant and adheres to all relevant real estate regulations. This may include performing room inspections, handling bond payments, maintaining accurate records and overseeing leasing documentation. 
  • Assist with the financial aspects of the property. This may include minimising rent arrears, cost controlling and overseeing account transactions.
  • Assist with leading a team with a hands-on approach that will inspire and motivate others.
  • Participate in an on-call roster.
  • Other duties as required.

SKILLS/EXPERIENCE AND QUALIFICATIONS

  • Prior work experience in the industries of hospitality and tourism, student accommodation, co-working, markets/ festival management or customer facing businesses is highly desirable.
  • Second language desirable.
  • Experience in being a leader or supervisor in a customer service environment.
  • Good communication skills, with the ability to communicate and interact positively with a wide range of internal and external stakeholders.
  • A strong leader with the ability to work effectively as a member of a team.
  • Highly organised and strong attention to detail. 
  • Excellent planning and organisational skills in order to be able to prioritise work and meet deadlines.
  • Ability to uphold best practice objectives while strictly adhering to relevant legislation in relation to Real Estate.
