As the Adelaide Residence Manager you would be entrusted with overseeing a 725-bed property. This pivotal role involves leading the residence-based team operationally to cultivate positive and memorable experiences for the students. 

The Role - 

Leading the residence team, the Residence Manager will ensure the safety and security of their assigned portfolio while meeting operational, financial, and business targets. They will take overall responsibility for the assets by implementing strategies for property management operations, adhering to established policies and procedures, and driving operational excellence. 

Responsibilities include, but are not limited to: 

  • Ensure safety compliance and promote a positive safety culture.
  • Maintain 100% compliance and high maintenance standards.
  • Manage third-party service providers and oversee maintenance.
  • Drive financial performance, sales, and revenue.
  • Lead continuous improvement and operational mobilization.
  • Fulfill on-call duties during emergencies and collaborate with other managers.
  • Develop marketing strategies and maximize revenue.
  • Contribute to budgeting processes and manage sales training.
  • Manage enquiries, inventory, and relationships with partners.
  • Exceed expectations and inspire resident involvement.
  • Drive continuous improvement and embrace responsibility.
  • Lead operational teams and encourage growth.
  • Provide training and collaborate with other managers.
  • Manage bond administration, staff rostering, and training.
  • Review and submit invoices, conduct performance reviews, and manage maintenance.
Candidate Key Skills & Capabilities:
  • Excellent communicator, both written and verbal.
  • Responsive to stakeholder needs, passionate, and service-oriented.
  • Effective resource manager and coach for team development.
  • Proficient in Microsoft Office, adept at producing technical reports.
  • Open-minded and appreciative of diverse perspectives.
Candidate Experience and Knowledge:

Essential - 

  • Team management experience in property management or Student Accommodation.
  • Financial responsibility, including budget management.
  • Track record of timely project delivery and continuous improvement.
  • Resilience, adaptability, and cultural diversity awareness.
  • Strong operational and risk management skills.
Desirable -
  • Real Estate License.
  • Business or Hospitality degree.
  • Proficiency in additional languages.
  • Experience in diverse markets or Student Accommodation
