Our opportunity
As Retail Manager, you will support the delivery of high-quality services, operational excellence and a customer-centric focus at the asset(s), with an emphasis on driving relationships with retail operators to ensure sustainable and profitable performance that is aligned with the asset strategy.
Your responsibilities will include:
- Drive strong engagement with key stakeholders (internal and external) to support effective decision making and enable strategic execution, whilst cultivating a customer-centric culture across all aspects of asset management
- Build collaborative relationships with retail operators, community partners, authorities and customers
- Contribute to the preparation and implementation of the asset's income and expenditure budgets, and provide support through continuous monitoring, reforecasting and prudent management of all budgets
- Work closely with retail operators to execute strategic retail management planning, and ensure offerings are maximised at the asset and opportunities are identified to improve sales
- Deliver service and reporting requirements in compliance with Co-Owner Agreements and Property Management Agreements
- Drive collaboration within teams to create and deliver strategic programs that optimise asset positioning and market share, and enhance the customer experience through active marketing, events, activations and capital initiatives
- Work with the Marketing team to maximise sales and traffic, and provide direction for targeted marketing initiatives to work on identified objectives and issues
- Ensure compliance with lease terms in accordance with lease documentation, business unit deadlines and best practice
- Provide leadership to the asset team to develop and improve their collective strengths, skills and knowledge, while fostering high levels of engagement and performance
- Act as Duty Manager on evenings/weekends/public holidays as required
- Work collaboratively with team members and stakeholders to ensure system/data integrity, efficient information flow and to drive portfolio wide excellence and efficiencies through consistency of approach, reporting and transfer of experiences and learnings
- Develop and grow industry connections, and take a lead in promoting Mirvac in the relevant markets
- Champion the consistent application of the key Mirvac values, leading by example and promoting a high-performing and collaborative environment
Your point of difference
- 5+ years of experience in property, including asset management experience
- Demonstrated success in achieving results through effective leadership, stakeholder relationship management at all levels, and by driving a customer-centric strategy
- People management experience, with people being developed and empowered to succeed
- Experience in preparing asset income & expenditure budgets on an accrual basis and strategic asset planning
- Hands on experience in property forecasting tools including Cougar, MRI and Yardi is desirable
- A strong understanding of relevant legislation
- Relevant tertiary qualifications are highly desirable
- Exceptional organisational and resource management skills with the ability to prioritise work effectively, ensuring deadlines are achieved on time
- Ability to think strategically, adapt to change, deal with ambiguity and complexity
- Proactive and self-motivated mindset, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness
- A commitment to quality, professionalism, confidentiality and attention to detail
- Exceptional communication (written & verbal) and interpersonal skills
