Silky Oaks is a well regarded not-for-profit organisation working in the community for over 80 years. We are currently seeking an Asset and Facilities Maintenance Planner to assist with all Organisational assets and properties. This role is based at our Capalaba head office, and will include travel between our various sites all within 40mins drive.

The Role
This is a new role within the organisation to control all aspects of our asset lifecycle, from purchase to disposal. We’re also desiring to implement a new computerised maintenance management system (CMMS) immediately in 2024.
Therefore, we’re searching for an experienced Asset and Facilities Maintenance Planner to co-lead the implementation of a new CMMS and bring the organisation up to date to efficiently plan and execute all maintenance related operations and projects.
The CMMS software has not yet been chosen, therefore the first project upon being hired will be to help assess software options, trial and implement an affordable system that suits the financial and practical needs of our organisation, while delivering maintenance support to the organisation via our existing process, which is facilitated through multiple software systems (i.e. Xero, MYOB and Excel).
The ideal candidate will have proven CMMS experience, along with a track record in developing, planning and executing maintenance planning and execution. A key component of this role involves planning all maintenance tasks, coordinating external contractors to perform the work, and ensuring tasks are followed through to completion with quality outcomes.
Skills, Experience and Qualifications
- Experience in CMMS development, implementation and execution
- Experience managing small assets from approx. $500, to vehicles, buildings and small projects
- Background in planning, asset management, Facilities Maintenance and/or trade operations
- Qualifications in building, construction or engineering is preferred but not essential
- Exceptional organisational and problem-solving skills
- Excellent communication, negotiation, and interpersonal skills
- Experience with 365 (Office).
Maintenance Planning and Asset Management
- Plan and schedule all maintenance tasks and external contractor work
- Deliver efficient execution and follow-through of maintenance task completion
- Manage and optimise the use of resources, balancing internal stakeholder availability with external contractor involvement
- Ensuring all tools, equipment and materials are procured and delivered in a proactive and efficient manner to align with planning tasks and requirements
- Oversee the lifecycle of all assets, integrating them into the CMMS
- Seek continuous improvements in maintenance processes and asset management
- Collaborate with internal stakeholders and external contractors/vendors for efficient, effective and quality focused outcomes for the organisation
- Working openly with all stakeholders to maintain a high safety standard for all maintenance planning operations
- Manage all maintenance, Asset and project related budgets
- Analyse and report on maintenance activities, asset health, and inventory using CMMS data
- Weekly reporting on open, completed and yet to commence work orders.
Non-negotiable Requirements:
- Ability to obtain and maintain a current Blue Card (Child Related Employment)
- Ability to obtain and maintain a personal history check (LCS2).
- Current Queensland Open Drivers Licence
- Have Australian Citizenship or a ‘Right to Work’ in Australia
