About the role

Due to growth within the business, we are seeking a dynamic Assistant Development Manager to support the current development team. The successful candidate will help drive the design, delivery & execute various high end residential projects. 
 

Your responsibilities will include: 

  • Assisting in managing and collaborating with project managers and builders to achieve successful delivery of project outcomes to exceptionally high standards.
  • Assisting with preparation and lodgement of development applications.
  • Assisting in coordination of authority certifications and registrations to enable project settlements, handover and occupation.
  • Assisting with preparation and maintaining detailed feasibility assessments on projects.
     

The ideal candidate: 

  • Tertiary qualification in Property Development or related discipline.
  • 5+ years property development experience with a strong background in feasibilities, approvals, etc. 
  • Ability to work both collaboratively and autonomously. 
  • Ability to work in a fast paced and dynamic environment and manage multiple projects effectively. 
  • Excellent communication, time management and decision making.

Position Description

The following is an overview of a project life cycle and the required responsibilities. You will be required to undertake such duties and or manage external consultants to achieve such duties. These are:
 

Acquisitions Due Diligence:

  • Assist with site due diligence including any relevant searches, survey, property management etc.
  • Draft preliminary pricelists and feasibilities
     

Build Tender:

  • Prepare necessary documents for build contracts for new projects.
  • Preparation of documentation required for development valuation and initial report.
  • Prepare and regularly update project feasibilities.
     

Marketing/Sales:

  • Coordinate and attend sales launch events.
  • Survey and marketing plan review.
  • Assist with the preparation of all communication to purchasers throughout the project cycle.
     

Construction:

  • Organise initial display unit with builder and ensure complete prior to valuer inspections & purchaser events.
  • Source quotes from relevant suppliers for purchaser offerings including window coverings and furniture packages. Coordinate installation with both builder and contractor.
  • Help manage the builder handover process including organising necessary documentation provided by the builder such as warranties and manuals and provide to relevant parties including the body corporate and property managers.
  • Management of issues raised through plan sealing and titling process.
     

Settlement:

  • Coordinate purchaser events including roadshows and prepare manager and rental marketing material.
  • Assist with the coordination and attend pre-settlement inspections with buyers.
  • Defect management post settlement working directly with the builder and onsite manager to close out any remaining items quickly and efficiently.
  • Co-ordinate the purchase and delivery of settlement gifts for clients following settlement.
     

Other:

  • Ad hoc support duties include recording and distributing meeting agendas and minutes.
  • Liaise directly with agents to facilitate the leasing of properties prior to construction.
  • Prepare relevant award submissions (UDIA, HIA, PCA etc.)
  • Other duties may be required from time to time.

Manage and foster healthy relationships with key stakeholders within the various stages to ensure they remain inspired and healthy well into the future.
