EU Works Manager

Job Description:We are looking for a committed and highly organised EU Works Manager to assist with overseeing the operational implementation of Estate Upkeep maintenance services. You will be working at the RAAF Base Wagga located in Forest Hill. Shift timings 0730-1600hrs 5 days a week with minimal weekend work will be required at times for the business.Responsibilities:

• Plan, schedule and deliver work for both Planned and Responsive Maintenance which includes:

Unplanned, reactive and corrective maintenancePredictive and Preventative MaintenanceMinor Workplace Adjustments

• Maximise labour efficiency including work packaging with reference to current Performance and Scheduled based activities
• Coordination of work to in-house Tradespersons or external subcontractors in consultation with the EU Service Delivery Manager and designated area EU coordinator as required.
• Continuously review Responsive work requirements and allocations to meet response times.
• Plan and prioritise work effectively utilising human resources, materials and procedures.
• Adhere to Contract Management Plan procedures.
• Effectively communicate with designated area EU personnel and subcontractors
• Commitment to the delivery of innovative solutions, thereby continuing to improve the quality of Downer's service delivery.
• Work collaboratively with all stakeholders in the achievement of goals related to Service Delivery in the region.
• Coordinate service delivery of tradespeople across all sites, including those outside of base as required
• Implement and perform inductions to service delivery personnel
• Act as point of contact and coordinate during warranty works and defect liability periods
• Be familiar with essential service requirements such as fire and security systems, emergency codes and emergency procedures, as well as, ensure these are maintained to industry standards
• Liaise with the EU Service Delivery Manager on proposed procedures with a view to improving facilities, work methods and standards for major repairs, compile and submit Alternate Proposals, gain approval, coordinate and ensure work is completed in accordance to quality standards and WHS procedures
• Communicate with stakeholders on the delivery of services in accordance with the communication and reporting processes established in the stakeholder communication plan
• Monitor all utilities and where temporary service outages occur, implement procedures for notifying nominated Agencies and Defence representatives
• Monitor the service progress and ensure the requests of service from Client Agencies are responded to and rectification work is completed within the agreed timeframe
• Understand audit procedures and stock control
• Finalise and approve trade person cost

Qualifications:

• Demonstrated experience in the delivery of Facilities Management
• Demonstrated ability to manage tradespeople and subcontractors
• Experience and proven ability in the provision of sound advice to management and clients
• Sound knowledge of Facilities Management contract principals
• Understanding of WHS and Industrial Relations law and regulations
• Proven ability to establish and maintain effective customer relationships

• Knowledge of statutory obligations, Codes of practice and Building Code of Australia strong communication and negotiating skills
• Ability to cope effectively with a diverse range of people
