Our Client is a Major Landlord with a substantial portfolio nationally. This is a rare opportunity to join a highly respected brand and take ownership of the tenancy coordination for their state-wide portfolio of shopping centers. You'll work closely with key stakeholders to deliver a smooth process until the tenant is ready to trade.
The Role:
- To manage all tenancy design and delivery of shop openings in the allocated portfolio of Centres.
- Responsible for establishing the tenancy delivery program in conjunction with lease documentation.
- Working collaboratively to ensure all shop openings are completed on time and within budget.
- To maintain the highest level of safety for all occupants of the Centre, best-fit outcomes for our Retailers, our Customers, and our Communities.
- Managing the tenancy design and delivery process in accordance with the Tenancy Design and Fit Out Guide
- Ensuring all parties meet their responsibilities within the agreed timeframes and budgets
- Remaining informed on current and future industry and tenant design trends
- Ensuring all work on site is performed safely, on time and in accordance with the Safe Work Method Statements (SWMS)
- Building relationships and working with the appointed landlord’s contractors, retailers, design consultants, and shopfitters
- Obtaining and rigorously reviewing cost estimates and quotes for any Landlord Works
- Managing the delivery of Landlord Works and Category 1’s through to completion within the agreed timeframe and budgets
- Actively managing all stakeholders including retailers, property management team, key local authorities, contractors, and external shop fitters
- Reviewing tenant documentation (plans, builders’ documentation) required for the fit out
- Preparing in a timely manner appropriate documentation associated with incoming and outgoing tenants for internal and external purposes
- Obtaining the certification works and ensuring these are circulated and filed in the shared management folders
- Performing, inspecting, and issuing defect reports to retailers on Tenant’s works
- Undertaking regular site inspections of all tenancies
- Presenting the centre to the public in its optimal condition and working with the property management team
- Driving a culture of collaboration and accountability to ensure excellent outcomes within the design and delivery space
- Relevant tertiary qualification in Property, Construction Management, Project Management or Architecture is highly desirable
- High level of IT proficiency - Microsoft Office Suites including Excel
- Strong Retail Property & Construction knowledge
- Strong initiative and project management skills; can manage a range of priorities and projects
- Ability to read and understand plans and technical data
- Strong contract management skills
- Ability to effectively structure external service provider teams to maximize efficiency and performance
- High Levels of Contract Negotiation, Management, and Project Management Skills
