What this job involves
The Senior Facilities Manager is a dedicated site position, based at Palace Tower, 108 St Georges Terrace. Palace Tower is an iconic A-grade commercial office tower with a lettable area of 38,000sqm in the central Perth CBD. It has approximately 40 tenants ranging from mining (South32) to financial services, legal, consultancy and engineering. Two retail tenants occupy the ground floor: Meat & Wine Co and La Veen café in the lobby. A significant feature is The Palace building on the corner of St Georges Terrace and William St which is heritage listed. This houses Woods Bagot, Powerledger and Hatchd/Adapptor. The asset is undergoing a repositioning plan which entails a lobby refurbishment, EOT upgrade and refresh of meeting facilities. This is due for completion in Q3 2024.
The role of the Senior Facilities Manager is to lead the operational management of the site befitting an iconic A-grade building. The role is within an onsite team consisting of General Manager, Assistant Property Manager, Senior Building Engineer and Customer Experience Manager. You will be responsible and accountable for the management of hard and soft services, and associated plant and equipment, with maintenance being performed with minimal disruptions to the tenants. You will also be assisting in the achievement of desired client outcomes and results.
A snapshot of the day-to-day duties:
- The priority always should be the health, safety and security of all visitors and occupants.
- Ensure maintenance contractors perform their planned and reactive maintenance with due care and effectiveness;
- Maintain the interface between the tenants, the General Manager, and the Senior Building Engineer.
- Advise General Manager/ Head of EOS of incidents and events that occur throughout the building or that may impact on the tenants.
- Oversee the provision of soft (e.g. cleaning and security) services and hard services (e.g. lifts, mechanical and fire), including monitoring performance, attending contractor meetings, developing scopes and tenders.Ensure the property presents to an A-grade standard by ensuring the cleaning contractor undertakes its duties to a high standard, and otherwise manage the contractor to ensure performance is to an acceptable standard.
- Review and manage property data (Energy, Water, and Waste) regularly.
- Ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and office and contractors. This includes addressing all issues within the appropriate timeframes and ensuring a risk management plan is in place for the asset, particularly covering contractors and the management company team.

- Some experience in the management of the broad spectrum of building services with emphasis on managing a portfolio of multi-storey commercial assets and their systems including fire systems, electrical and building intelligence.
