The opportunity:
Our Development line of business are currently seeking an experienced Assistant Property Manager to join the Property Management team based at our Discovery Point residential development at Wolli Creek 2205. Reporting to the National Property Manager, the Assistant Property Manager will assist in managing the residential portfolio.
Responsibilities
As the successful applicant, this role will see your responsibilities include:
- Assisting 3 Property Managers with the management of 390 residential properties across 12 towers
- Managing daily rent arrears, and issuing notices as required by legislation and as per client’s instruction
- Coordinating and undertaking routine and ongoing inspections
- Ensuring all leases and management agreements are current and valid, including negotiating with relevant parties
- Responding to tenant maintenance requests, and liaising with landlords and contractors to resolve issues
- Building and maintaining effective working relationships with landlords, tenants, and other stakeholders
- Reviewing rent for new tenancies and renewals by conducting market appraisals, and advising landlords
- Advertising properties online
- Liaising with potential tenants, conducting weekly viewings, and updating the landlord throughout the entire leasing process
Requirements
You may have all or some of the following skills and experience:
- A current Assistant Agent - Registration Certificate or Real Estate Agent Licence
- Previous experience in Residential Real Estate, preferably in Property Management
- Familiarity with building services and code compliance issues
- Demonstrated experience in managing services contractors
- Proficiency with systems such as Excel and Console Gateway is essential, and in Property Tree, IRE, Inspection Express is desirable but not essential
- Ability to be a self-starter and work autonomously
- Excellent reporting, negotiating and communication skills
- Current Police Clearance, driver licence and own reliable car are essential
- Availability to work Saturdays from 10.00am to 3.00pm, with a weekday off in lieu
