This is an ideal step-up opportunity for an experienced QS or Construction Risk Manager to join a leading, fast-growing Real Estate financier

About:
My client is one of Australia's largest and fastest-growing Commercial Real Estate financiers. They manage several billion dollars of capital for institutional and private investors and have ambitious growth plans.
Due to continued business growth in their VIC, SA & WA business, my client is looking to appoint an Associate Director to their Construction Risk team.
The key objective of this role is to identify and manage risks associated with the fund's development and funding opportunities. You will be the key point of contact for all projects across their VIC, SA, and WA business.
This is an ideal step-up opportunity for an experienced QS or Construction Risk Manager to join a leading, fast-growing Real Estate financier with a diverse and growing pipeline of projects and exciting career progression opportunities.
Upon successful hire, you will:
  • Develop, instruct, and maintain consultant panels (Quantity Surveyors, Project Managers, Civil Engineers, etc.) for oversight and reporting purposes.
  • Collaborate closely with internal and external stakeholders, including borrowers, investors, builders, and senior executives, managing Construction Risks and providing project updates.
  • Provide leadership across risk-related areas, including conducting training and presentations and building industry relationships.
  • Establish and maintain professional networks to promote best practices and quality within the construction and development industry.
  • Conduct site inspections, collaborating with the Investment Team on potential deals and new credit proposals as needed.
  • Perform detailed development feasibility assessments.
  • Overseeing and coordinating relevant consultants, including their appointment, guidance, and review of their reports.
  • Provide specialised advice on Due Diligence reports for financing opportunities.
  • Assess Builders' and Developers' project delivery capabilities.
  • Create a comprehensive synopsis outlining Construction Risks and mitigation strategies for credit submissions.
  • Review and analyse building contracts and builder side deeds and provide guidance on Construction Risk lending conditions.
  • Collaborate with Investment Directors, contribute to Investment Memorandums, manage the credit process efficiently, align Investors lending profiles to Investment deals, address concerns professionally, and mitigate risks through informed decision-making.
  • Review and approve Construction Risk lending conditions for drawdown purposes for all construction loans.
  • Create and maintain drawdown registers and manage drawdown processes, including evaluating and approving drawdown requests, budget changes and contingency releases in an accurate and timely manner.
  • Consistently monitor the loans by reviewing Project meeting minutes, PCG reports, Builder reports, Environmental reports, and QS reports.
  • Conducting regular site inspections and attending PCG meetings,
  • Notify the appropriate colleagues of any project delivery risks or viability changes and offer proactive technical guidance to resolve the issue most appropriately.
  • Maintain an accurate construction portfolio database for management and investor reporting promptly.
  • Consulting with internal and external stakeholders for approvals, ensuring timely resolution.
  • Develop and implement monitoring frameworks, offering technical advice, coaching and solutions.
The ideal candidate will have:
  • 7+ years of construction industry experience in either quantity surveying, property development, banking, funds or project management.
  • Knowledge of construction law and contracting, construction management and estimating, risk management, planning systems & environmental law Australia-wide.
  • Ability to critically appraise specialist technical reports to identify principal development risks.
  • Bachelor’s degree – construction management/building/quantity surveying/project management (essential)
  • Professional membership in Quantity Surveyors associations such as the AIQS, RICS, AIPM and AIB (desirable)
  • Senior Quantity Surveyor or Project Manager experienced in preparing/reviewing project development/financier reports (desirable)
  • Strong analytical, problem-solving, and interpretational skills.
  • Independent initiative, adaptability, and a flexible, agile approach.
  • Proficiency in negotiation, influence, and stakeholder management.
  • High ethical standards, a results-driven mindset, and a continual improvement orientation.
  • Demonstrated ability to work independently, under pressure, and meet tight deadlines.
