Part time Building Designer or Draftsperson required on an ongoing contract basis for my Exterior Design business, Hotspace (https://hotspaceconsultants.com/), located in North Lakes (North Brisbane). I am looking for two contractors.
Absolute minimum of 5 years experience in an architectural/design office using ArchiCAD, in Australia is required.
This is an on-site role that will occur either in my home office or in a co-working space nearby in North Lakes. Approx 24 hours per week. Hours are 8.15am - 4.15pm on a Monday, Tuesday, Wednesday (one contractor) OR Tuesday, Wednesday, Thursday (the other contractor).
Remote working is not possible for this role.
Perfect for someone with children in school or other commitments to work around.

We specialise in house exteriors – primarily facades and outdoor living spaces/pools. We complete all our projects remotely via photos, dimensions provided by the client (sometimes proper plans, but not always), Pinterest Boards for inspiration, and Zoom calls/emails with the client. ABOUT THE ROLE
This job is very different to a typical Building Designer or Draftsperson's role, so you'll need to feel comfortable working 'out of the box' of what you're used to.
Primarily, you'll be preparing 3D CAD drawings and preparing 'Design Plans' (MS Word ‘Scope of Works’ style documents) based on exterior designs (for Facades & Back Yards/Pools etc) I provide to you. See an example here…
This is not a design role as such, but you will have some scope to have creative input.
This is a role for someone who LOVES detail and is happy to spend the time to ensure the specs, CAD drawings and colour illustrations are 100% accurate. Detail is not my strong-suit, so I need someone who’s it is!
Within this role, you’ll be required to;
- attend Zoom meetings with the client and I to learn about the project and discuss the brief.
- CAD existing house exteriors using ArchiCAD and provide 3D screenshots to me. Note: sometimes we do not have accurate dimensions, so we have to get creative about working these out! It’s critical that your CAD images are an exact representation of the existing houses, so your eye for detail and ‘reading between the lines’ to create an accurate image is imperative.
- Translate my sketch designs and inspiration images/concepts into 3D CAD drawings, then work with me to refine them, one-on-one in real-time.
Note: We do not provide full sets of working drawings to clients. Rather; localised details for affected areas (eg: a close up or cross section of some construction details, some plans and elevations when required). When clients need full construction drawings, they go to a local draftsperson or builder in their area who will visit site in person and prepare the drawings accordingly.
- Prepare ‘Design Plan’ documents which include;
- 3D CAD screenshots and associated dimensions
- Plans/elevations with dimensions as required
- Close up details/cross sections where appropriate
- All coloura and material specs (provided by me to you) including images and
written descriptions (like a Scope of Works but written less formally).
- Issue the Design Plans to our illustrator and liaise with them until the illustration is complete (usually 1-2 hours over a 2-3 week period). This requires a very detailed approach, ensuring the illustration is exactly as per our design. Clear feedback must be given to the illustrator (sometimes English is their second language), so good communication is important.
- Finalise the Design Plans and issue to clients.
- Liaise with clients after they have received their Façade Design Plan to answer questions, provide further information or tweak/modify if required.
WHAT ELSE?
As I’ve said, this role requires you to be extremely detail focused. Please don’t apply for this role unless you consider yourself a detail ninja!
As well as being detailed, you’ll need to be quick. I work/design quickly and need someone who can keep up.
Your grammar, spelling and writing skills must be impeccable and you also need to be well organised.
On-site practical experience is preferred (your own projects or projects for others/clients).
You must be located in Australia and have worked here, in a design/architectural practise for at least 5 years. A thorough knowledge of Australian construction laws and general council requirements (or at least be aware of the questions to ask) is essential.

I’m offering $48/hr, and as this is a contract role, you will need to have (or obtain) your own ABN.
