Experienced Building Manager:
Role Overview:
As an Experienced Building Manager at Waterpoint, you will be responsible for the overall management and success of our residential, commercial and mixed-use properties. You will oversee a/or multiple developments, ensuring operational efficiency, resident satisfaction, and adherence to company standards.
Responsibilities:
- Property Oversight: Manage day-to-day operations of assigned properties, including maintenance, repairs, and vendor management.
- Team Leadership: Lead and supervise on-site staff, fostering a collaborative and productive work environment.
- Tenant Relations: Establish positive relationships with tenants, addressing inquiries, concerns, and ensuring high levels of satisfaction.
- Budget Management: Develop and manage property budgets, monitoring expenses and ensuring cost-effective operations.
- Compliance: Ensure properties comply with local regulations, safety codes, and company policies.
- Vendor Management: Coordinate with contractors and service providers for maintenance, repairs, and improvements.
- Reporting: Prepare regular reports on property performance, financials, and operational metrics for management review.
- Strategic Planning: Contribute to long-term planning for property improvements, upgrades, and sustainability initiatives.
- Emergency Response: Act as the primary point of contact for emergencies, implementing response plans and ensuring tenant safety.
Assistant Building Manager:
Role Overview:
As an Assistant Building Manager at Waterpoint, you will play a crucial role in supporting our Experienced Building Managers in the effective management of our properties. This position offers an excellent opportunity to learn and grow in the field of Building Management.
Responsibilities:
- Support Operations: Assist in overseeing day-to-day operations of properties, including inspections, maintenance, and tenant communications.
- Tenant Support: Respond to tenant inquiries and concerns promptly and professionally, ensuring a high level of customer service.
- Vendor Coordination: Assist in coordinating with contractors and vendors for maintenance tasks and repairs.
- Administrative Tasks: Perform administrative duties such as lease administration, rent collection, and record-keeping.
- Inspections: Conduct regular property inspections to identify maintenance needs and ensure compliance with safety standards.
- Assist in Budgeting: Support the Experienced Building Manager in budget planning and monitoring of property expenses.
- Emergency Response: Assist in implementing emergency response plans, ensuring tenant safety and property security.
- Report Preparation: Help prepare reports on property performance, maintenance activities, and tenant interactions.
Expectations (Both Positions):
- 2-3 Years experience in Building or Facility management (for Experienced Building Managers)
- Strong organizational and communication skills
