Role Description
Summary: We are seeking a highly skilled Commercial Property Manager to oversee the management of a portfolio of properties. The successful candidate will be responsible for maximizing the performance, value, and profitability of the properties under their management. The Commercial Property Manager will be expected to manage client and tenant relationships, perform all management activities, and ensure compliance with all applicable regulations.
Responsibilities:
• Developing the business & client base of the employer generally. Providing assistance that aligns with the company's goals and objectives.
• Oversee the daily operations of the commercial properties, including tenant management, maintenance, and repair activities.
• Establish, manage, and monitor budgets, expenses, and income for each property.
• Assist the Leasing team to negotiate lease renewals, rental agreements, and other contracts with tenants.
• Perform all necessary functions to facilitate Tenant “Move In” and “Move Out” procedures including:
- Informing the tenant of the lease obligations and present them with keys, notifying them as their expiration date approaches & informing them of their obligations upon move out
- Providing property house rules/general information where required
- Processing Security deposit returns through our trust accountant.
• Negotiate contracts with service providers, and vendors, utilising the CirrusFM system and ensuring contractor compliance.
• Conduct property inspections to ensure compliance with regulations, codes, and lease agreements, including preparation of reports utilising the PIM system.
• Handle tenant complaints and resolve disputes in a timely manner.
• Maintain positive tenant relationships and ensure tenant satisfaction with the goal of mitigating vacancy.
• Work with the accounting and finance departments to ensure timely and accurate financial reporting.
• Develop and maintain strong relationships with external stakeholders, including contractors, vendors, and regulatory agencies.
• Maintain data integrity in the Cirrus8 management system.
• Conduct market research to understand local real estate trends and identify new opportunities for the company.
Requirements:
• Bachelor's degree in business administration, real estate, or a related field. (preferred)
• Minimum 2 years of experience in property management.
• Knowledge of local and state regulations governing commercial real estate.
• Excellent communication, negotiation, and interpersonal skills.
• Ability to work well under pressure and handle multiple tasks simultaneously.
• Strong problem-solving and analytical skills.
• Active agent’s Representative License
• Proven ability to develop and maintain positive relationships with tenants, vendors, and other stakeholders.
• Proficiency in property management software, such as Yardi, MRI or Cirrus8 (preferred).
