JLL has been appointed to be the property manager of North Sydney’s newest and most impressive commercial and retail precincts.
With completion anticipated in 2024 and preliminary construction underway, we're commencing the search for an experienced Property Services Manager. The target start date of the role is October 2024 in a part-time capacity (50%) to increase to full time in Jan 2025. Our team is highly experienced and will draw on the full support of JLL’s national, regional and international network.
The Property Services Manager will be responsible for the day-to-day operations of all operational aspects of the property, and the implementation and adherence to established policies and procedures.
A snapshot of the day-to-day duties.
Establish and maintain a sound professional relationship with our client
Ensuring compliance with all relevant statutory authorities and good engineering practices in relation to maintenance of the property structure, façade, fittings, finishes and services
Confirming certification is obtained from relevant contractors and consultants for all essential services and the timely preparation of the annual Fire Safety Statement or other relevant documentation as stipulated by the local authority
Conducting a periodic review of all related work practices to ensure that workplace environmental conditions comply with relevant State Occupational Health and Safety legislation
Co-ordinate effective and efficient management of all Property Services and other works required to be carried out within the properties
Undertake periodic inspections of the building and plant to determine the extent, priority and criticality of any repair works required. Whilst undertaking this inspection safety aspects are a priority
Ongoing management of all specialist contractors to ensure they comply with their contract terms and conditions and nominated scope of works
Active involvement in all property and JLL Sustainability program initiatives
Prepare annual property operations and capital works budgets and monitor and update budgets on a quarterly basis
Before you apply it’s worth knowing what we are looking for.
Tertiary qualifications are desirable, but a Trade Certificate will be favourably considered with proven experience as an Operations Manager in A Grade or Premium Assets.
You have a demonstrated ability to prioritise work within tight operational and financial deadlines while maintaining a positive approach to meeting clients needs whilst managing tenant expectations.
Superior customer service and communication skills are essential, and you are proficient in MS Word, Excel and Outlook.
