After we have the SDA built and supplied by our associate company Australian Disability Homes, we enrol the property with the NDIS and then Manage it.

Position Overview:

• We are seeking the professional services of a dynamic and experienced individual to join our team as an SDA Portfolio Manager.
• This position offered is on an initial contractual part-time basis of 20 hours per week with a view to full time as demand increases.
• There will be some travel and minimal overnight accommodation necessary as our current portfolio is spread across SE Queensland
• The successful applicant will play a crucial role in overseeing and optimising the performance of our growth-oriented SDA property portfolio.
• This position offers the variety of establishing strong liaison with NDIS support teams with the goal of placing eligible participants as tenants in our SDA.as well as managing the SDA completing the company’s “end to end” service.
• Our preferred candidate will have a comprehensive understanding of the varying elements of NDIS SIL Provision and Support Coordination.
• Effective communication skills and a proven track record in working with NDIS participants, together with the ability to independently administer our SDA portfolio, will be favourable attributes.
• The successful candidate’s employment will be subject to satisfactory Australian work rights, a valid driving licence and a willingness to submit a National Crime Check and NDIS Worker screening.

Responsibilities:

Participant Liaison

• Build a database of SIL Providers, Support Coordinators and allied Health Professionals
• Coordinate with the NDIS space to promote, SDA properties to attract NDIS participants as tenants for our managed properties.
• Manage Social Media and its budget expenditure
• Conduct property viewings, assist with processing of SDA documentation with a clear focus on Participant Placement
• Act as the primary contact for the support teams for NDIS participants within our managed properties.

Property Management

• Oversee the day-to day operations of our managed properties.
• Processing MRRC and SDA payments, managing arrears, and providing transparent financial reporting to clients and senior leadership team.
• Conduct routine mandatory inspections as required to ensure our SDA properties are well maintained
• Collaborate with residents and their support teams throughout the tenancy period
• Maintain regular communication with property owner clients, keeping them informed about SDA property related matters including performance, revenue, and industry and market trends
• Act as the primary contact for client inquiries and concerns, demonstrating a commitment to transparency and inclusivity

Compliance

• Ensure compliance with local rental laws and regulations and NDIS compliance regulations.
• Proactively seeking to stay informed about relevant legislation and ensure SDA properties comply with all regulatory and compliance standards including the NDIS Quality and Safeguards Commission and relevant state and territory legislation.

Risk Management

• Effective deployment of risk management and mitigation strategies associated with property management through effective planning, strong governance and compliance measures.
• Assist in the management of client and resident matters include dispute resolutions, with a sensitivity to the unique needs of individuals with disabilities

Preferred Qualifications:

• A qualification in disability, community services, mental health, social work, or allied health recognised in Australia
• A Queensland Real Estate Licence is desired however, we would support a successful candidate’s education and licence application boosting their capability to conduct the requirements of this role.

Experience:

• A minimum of 3 years in dealing with Local Area Coordinators, SIL Providers, Support Coordinators and allied Health Professionals in the disability space
• Knowledge and understanding of NDIS regulations, disability services and support systems
• Familiarity with NDIS portals and demonstrated experience in using Microsoft Office software
• A minimum of 3 years in Property Management
• Knowledge and understanding of Property Management software with preferred experience in Console Cloud
