Job description

Singh Homes was founded almost 15 years ago and currently completing 150-200 custom build projects per year ranging from greenfield to knock-down rebuild sites. We have won a number of awards in recent years through Master Builders Association Victoria and currently investing in 18 new and under construction Display Homes, a new Colour Showroom and 700m2 Head Office extension at Longford Road, Epping. The role is Office based at Head Office.

Experience:

7+ years’ experience and proven results driving team budget, quality & cost, client and organisational expectations, with ideally expertise in Autocad and Revit, within a Custom Build sector.

Key role requirements include:

First concept based on sales initial discussion with client :

  • Concept to be allocated once JOB ID received.
  • To save documents under property progress folder. 
  • To fill Concept preliminary Information doc and save in the folder for titled jobs.
  • To Update concept sheet & to consider Plato new logo.
  • To check covenants and to inform sales about any specific permit requirement. (Specially for KDRB jobs)
  • To check actual title docs for all titled jobs.
  • To check feature survey for setbacks, regulations (74-84) and cut and fill for titled & established area before finalising concept.

  • To check Façade image. If not received request sales to send image before sending SK01. 
  • SK01 For double storey to send within two working days.
  • SK01 for single storey to send within one working day.

Concept amendments based on client requirements :

  • For single storey jobs- no. of allowable concepts are SK04 with electrical.
  • For Double storey jobs - no. of allowable concepts are SK05 with electrical.
  • For Serenity double storey jobs - no. of allowable concepts are SK07 with electrical.
  • Heating/cooling voids to show to plans.
  • Approx. Location for beams to mark on plans.
  • Plumbing shafts to add on plans.

Conceptual Electrical plan :

  • Sales mark ups to refer for concept electrical plan.
  • Type of heating/cooling to confirm if not received from sales as mark up.
  • No. of vents to confirm and show accordingly on plan.
  • No. of units for reverse cycle if not mentioned, do confirm before finalising electrical plan.
  • No. of RA to be as per no. of cooling units.
  • Manhole to show on plans. For location refer design checklist.
  • All meter box location to mark on electrical plan in accordance with our design checklist.
  • Type of Hot water system to mention on electrical plan. Refer to design checklist in case of solar HWS and Pump system.
  • Smoke detectors to show as per NCC. 

Moulding/cornice/ bulkhead plans to have clarity on details :

  • Need to show mouldings on facades as per façade image/sales mark ups.
  • Moulding plans to add separately with concept set.
  • Bolection moulding with elevations needs to be added at concept stage.
  • Cornice layouts to be finalised at concept stage.
  • Bulkhead plans with proper detailing to add. Reference file saved under design data folder.

Concept Finalisation :

Once signed concept received from sales.

  • Check signed concept sketch no. with concept sketch no. sent for client signatures.
  • Check authority form- signed or not.
  • Check for approved quote.
  • If all good, request for WD to Gurshamil and colour selection to Olivia (with design guidelines).

DA first application lodgement :

  • Once C.S AND WD received a job is ready for DA first application.
  • WD to check with external colour selection, design guidelines & signed concept.
  • No DA revisions to do in-house. Make sure DA set to match with final WD set.
  • First developer application to apply within 2-3 working days.

DA approval :

  • Regular follow ups for developer approval to avoid any delay.
  • In case we receive DA RFI’s, send all design points to Customer service for client confirmation before making any WD revisions and check if any variation is required.
  • All colour selection points to send to Olivia.
  • Follow up with customer service and colour selection departments and DA to re-apply at the earliest.

Working drawings check :

  • Once DA received job gets ready for QC.
  • Latest colour selection with C.S variations- Request documents from Olivia.
  • Request RFI and recycle water confirmation from Permits.
  • WD to check with colour selection, signed concept, RFI, Title docs, Design checklist and all variations.
  • Mismatches to send to sales and Colour selection.
  • Once everything gets sorted, get WD updated from outsource drafting company.
  • Once we receive updated WD send it to customer service for client confirmation.
  • Timeline to finish WD check including mismatch clarity and WD update is 4-5 working days.

Quality to maintain for working drawings :

  • Need to maintain quality for working drawings.
  • Make sure nothing to be missed from design checklist, signed concept and RFI.
  • Make sure to consider all previously received site/Estimators feedback before sending WD for client confirmation.
  • Make sure any revision done on WD after signed concept due to any reason needs to be notified to client at QC stage.
  • Amount of cut and fill, retaining wall requirement, Pit system due to LPOD connection if required, Garage FFL if lower than road level needs to be notified to client at QC stage.

Client confirmation/clarification/WD revisions and update :

  • When WD gets updated send it along with all required information to customer service to get client confirmation on same.
  • Once we receive client confirmation, Energy, and engineering to apply on very same day.
  • Follow up for Energy and Engineering to avoid delay.

  • Administration –provide tri-weekly updates to Design Manager on or before 4:30pm each day.
