The Opportunity
Reporting to the National Portfolio Manager, you will be responsible for securing long-term tenure on Indara’s sites to reduce the risk in Indara’s property portfolio and secure long term customer tenure on sites. This role requires the individual to provide professional property services for the acquisition/negotiation of property access rights for new and existing sites across all technologies. This role is integral in delivering on the Property Teams annual targets to extend tenure and reduce OPEX.
Whilst the role is based in Indara's Head Office in Sydney, we are open to applications for candidates based interstate.
Key Responsibilities
- Provision of professional property services and advice
- Negotiating the extension of tenure on existing Indara sites with a range of landlords including private, corporate, government and master agreements as required.
- Commercial terms and tenure conditions negotiated are to be with Indara’s Property Strategy and lease negotiation guidelines.
- Issuing instruction to Property Lawyers on secured heads of terms and working with the lawyers to close out tenure documentation in a timely manner.
- Desktop audit on sites to identify if a separate access agreement is required. Negotiate renewal of access licence as required to ensure sites are not landlocked.
- From time to time, acquisition/negotiation of property access rights for new sites including, traditional macro sites, land bank sites, rooftops, small cell sites and fibre access rights with individuals, government & utility owners, developers & corporations.
- Timely and accurate reporting of progress and escalation of issues
- Adherence to agreed project time frames and budgets
- Intra- and inter-state travel
- Assisting Property and Asset Management team to pursue general property strategies including landlord engagement strategy, government landlord strategy, low margin sites, escalation reduction strategy.
- Attendance at and reporting on key industry events.
About You
To be successful in this role you will need to have:
- Minimum 5+ years’ experience in property telecommunications industry
- Experience, specifically, in site acquisition, planning, leasing and other commercial property negotiations
- Excellent negotiation skills
- Ability to analyse and report on regulatory/ government requirements in the industry
- SAED experience is desirable
- Highly developed property telecommunications negotiations skills including an understanding of how communications/telecommunications facilities operate on site to negotiate workable solutions with landlords.
- Excellent communication (oral & written) and commercial skills.
- Highly developed problem-solving skills.
- Ability to work autonomously but also within a team environment and assist others as required.
- The ability to make commercial decisions that are aligned with the business strategy and plan
- The ability to influence and negotiate with internal and external stakeholders to achieve the best commercial outcomes for the business
