Role: Asset Management Associate
The Asset Management Associate will play a crucial role in enhancing the operational performance and value of AEW’s Australian property portfolio. Reporting to the Associate Director of Asset Management, this position involves:
- Strategic Implementation: Working closely with the Associate Director to operationalise the Asset Business Plan at the property level.
- Coordination and Communication: Liaising with third parties such as external asset managers, property managers, lawyers, valuers, and ESG consultants.
- Financial Management: Overseeing financial models including forecasting, budgeting, reforecasting, leasing analysis, and valuation. Proficiency in Argus and Excel is essential.
- Reporting: Providing detailed reports on asset performance and ESG initiatives to offshore Fund Managers.
- Annual and Ad Hoc Responsibilities: Coordinating year-end processes including valuations, budgeting, and ESG reporting. Also, supporting the investment team and enhancing stakeholder communications.
- ESG Integration: Promoting sustainable practices within Asset Management and coordinating relevant data and performance reporting.
Candidate:
The ideal candidate for this position will be a driven professional who is eager to engage deeply with all aspects of Asset Management. Key qualifications include:
- Experience: Minimum 3-4 years in real estate Asset Management analytics or acquisition analytics, with a broad exposure to various asset classes such as office, retail, and industrial properties.
- Education: A degree in Property Economics, Finance, or a related field.
- Skills:
- Advanced capability in financial modeling and analysis.
- Proficient in Microsoft Excel and Asset Management software like Argus.
- Comprehensive understanding of property valuations and market dynamics.
- Knowledge of debt utilisation in commercial property settings.
- Excellent organizational, analytical, and communication skills.
- Personal Qualities: Self-motivated, detail-oriented, with a strong interest in incorporating ESG principles into everyday practices.
- Legal Familiarity: Understanding of leases, debt documentation, and other related legal frameworks.
