Our client is an end to end property investment and funds management platform that invests in commercial property across Australia.
The Role
The Asset Manager will be responsible for the efficient and optimal operation of a portfolio of commercial assets in the Office Fund portfolio. The Asset Manager will also be responsible for facilitating and conducting market research into selected commercial real estate markets nationally.
Responsibilities:
- Managing & liaising daily with third-party Property Managers to ensure adherence with Property Management Agreements and the optimal running of portfolio.
- Preparing asset outgoings and CAPEX budgets.
- Monitoring and delivering on asset outgoings budgets and actively seek to reduce building operating expenses.
- Compiling, and ensuring the accuracy of asset and portfolio level analysis including tenancy schedules, WALEs, lease expiry profiles, etc
- Lease administration – review and ensure correct lease administration setup, key dates, insurance, bank guarantees, outstanding incentives schedules, market reviews.
- Work with leasing agents to monitor leasing enquiry, understand competing buildings and proactively harness tenant demand.
- Undertake research on target markets, including economic indicators, commercial property market and commercial property sales & leasing transactions.
Skills and Experience
This role would suit a commercial property manager that is either looking to make to move to the client side or stepping up to an Asset Management role. You will ideally hold a tertiary qualification in Finance, Accounting, Commerce or related discipline. Prior experience in a property management, valuation, market research role or other relevant property role will be looked upon favorably. You will need the ability to work autonomously and well as part of a small team
