What impact will you have in this position?

The Property & Asset Manager plays an instrumental role in Evolve Housing and the lives of our most important assets - our tenants. This role will manage a small team of Technical Officers and be responsible for our property services programs, which include reactive and planned maintenance of our properties.  

This role will work across various regions in NSW and Victoria, and will involve occasional travel to our properties. You will also at times, be required to respond to urgent emergency escalations and provide a solutions based approach to emergency situations. This role is responsible for overseeing and managing the Evolve Housing Property Asset Register and actively managing stakeholder relationships.

What will your new role look like?

  • Ensure all property services/programs are delivered in a timely and cost effective manner.
  • Work across different locations (which may include interstate travel), to ensure all property services are delivered effectively and efficiently. 
  • Manage the property services team to ensure delivery of asset management plans and services.
  • Proactively respond to tenant and contractor escalations, including crisis management and effectively coordinating and managing solutions to emergency situations.
  • Ensure that all employees and contractors carry out work in a safe manner that complies with statutory and other company safety, environmental and quality requirements and that these requirements are adhered to at all times. 
  • Oversee and manage Evolve Housing Property (social and Affordable) housing asset registers.
  • Develop, implement and maintain Annual and strategic 10-year asset management plan to ensure portfolio is maintained to the required benchmark/standard.
  • Manage key stakeholder relationships to ensure effective delivery of maintenance contracts in line with contractual obligations.
  • Ensure all records for maintenance activities are maintained for cost management, continuous improvement and reporting requirements.
  • Remain up-to-date and current with all new legislative requirements and ensure that these are communicated to all relevant staff.
  • Complete compliance reporting in a timely manner. 
  • Develop and maintain collaborative relationships to pursue opportunities and partnerships to align to Evolve Housing Asset related strategic priorities.
  • Provide valuable input to upcoming programs or business opportunities from an operational asset perspective.

Who are we looking for?

  • Relevant tertiary qualifications or equivalent minimum 5 year demonstrated experience in senior role in Property and Asset Management, preferably in Social/Community Housing sector.
  • Demonstrated experience and understanding of asset management within the community housing or public housing sectors. 
  • Knowledge of issues and challenges faced by vulnerable and complex needs clients living in social housing.
  • Demonstrated ability to work collaboratively across multiple business units to deliver asset management services with a client service focus.
  • Demonstrated leadership capability in successfully managing a team in a demanding operating environment.
  • Demonstrated project management skills within a Property and Asset maintenance environment 
  • Demonstrated experience in financial and budget management 
  • Demonstrated experience in high level contractor management  
  • Demonstrated experience in working with external stakeholders and solid negotiation skills at a senior level to manage and develop collaborative relationships across sector including Govt Departments.
  • Knowledge of relevant legislation related to building codes and standards, RTA 2010.
  • Demonstrated application of effective and appropriate communication skills at a high level, including written skills, cultural sensitivity, listening and interviewing
  • Solid computer skills in all applications to oversee all facets of managing work orders and reporting in asset and property management.
  • Current drivers’ licence 
  • Right to work in Australia
  • Clear National Criminal Check and NDIS Worker Check
