About the Role:
Located in our St Leonard's Office (though open to the right person), The Executive Director, Growth & Development is a key leadership role, leading a small team, responsible for OAC’s portfolio growth and strategy though acquisitions, greenfield/brownfield developments, development and expansions, and lease management.
This role involves identifying, targeting, and integrating new site acquisitions, managing overall portfolio strategy and lease management to anticipate sector changes and divestiture decisions, and maintaining landlord relationships. It encompasses the development and implementation of growth initiatives, such as greenfield/brownfield developments and aligned business opportunities. The role also includes overseeing campus development and improvements, property management, ESG ownership, and strategic procurement for OAC, working closely with other teams to deliver optimal commercial outcomes.
Key Accountabilities (not limited to):
- Originate new site acquisition opportunities through vendor and intermediary networks, maintaining primary relationships with targets.
- Structure and negotiate deals, present opportunities to stakeholders, and lead team efforts in modelling, approval papers, and due diligence.
- Ensure successful settlement and post-acquisition integration, leading project managers and monitoring performance with operations and campus teams.
- Review demographics and current leases to optimise commercial outcomes, acting as the primary contact for landlord relationships and lease negotiations.
- Originate and negotiate greenfield and brownfield developments, work with developers on design, and ensure successful project delivery and integration.
- Collaborate with counterparts to identify growth sectors, conduct research, execute acquisitions and partnerships, and evaluate additional growth opportunities.
- Propose and execute campus expansion projects, develop a major works capex plan, and work with stakeholders to build a strong ESG plan for the business.
Experience Required:
- Demonstrated property development industry experience
- Demonstrated Mergers & Acquisitions experience
- Experience in the Childcare Sector (advantageous, not essential)
- Demonstrates strong commercial acumen, strategic thinking, and entrepreneurial spirit, with superior financial literacy, including financial modelling capabilities and analytical skills.
- Demonstrated project management experience, the ability to manage multiple complex projects simultaneously, and excels in relationship management, including originating M&A and new development opportunities and effectively influencing and
