The Property

The BTR complex consists of an impressive selection of 211 spacious 1, 2, and 3-bedroom apartments and townhouses. The Role
As Maintenance Manager you will be responsible for supervising and coordinating all building facilities activity across both planned preventative and reactive works. You will work closely with internal management and external partners and contractors to maintain the highest levels of asset quality and presentation. You will oversee all compliance activity whilst fostering a culture of safety for all employees.
Key Responsibilities
- Provide an exceptional customer experience by building strong relationships with key stakeholders (internal and external) and ensure a high level of communication by responding to, and actioning, maintenance requests in a timely manner
- Ensure all areas of the asset are maintained to the highest presentation standard and safety levels
- Day to day management of on site contractors, induction, performance and task completion.
- Carry out general repairs such as minor plumbing, electrical, plant and machinery, light bulb changes, painting, plastering and carpentry
- Oversee construction handover and management of defect liability period in conjunction with client and construction reps.
- Monitor the building management system (BMS) and energy management system (EMS)
- Oversee all apartment turnover activity in line with make good procedures and timelines
- With support from Head Office H&S: foster a culture of safety whilst overseeing all facilities based legal and compliance activity.
- Develop and maintain a property preventative maintenance plan ensuring all compliance items are met.
- Assist in the formulation of budgets and regularly monitor manage P&L performance against targets.
- Be available to offer emergency out of hours support and guidance to onsite teams.
- Ability and willingness to work both on the tools and administratively
- Assist with the development of service contract scopes and tender process.
This role will play a key part in offering maintenance services to our newly established Wentworth Point location, the ideal candidate will have the following:
- Trade qualification as a Mechanical Engineer, Electrician or Plumber (highly desirable)
- Effective verbal and written communication skills with staff, owners, tenants, and contractors
- Demonstrated experience in general property and grounds maintenance and repairs (including electrical, plumbing installations and building maintenance)
- Prior experience in a supervisory role within a maintenance department
- Current First Aid Certificate and OH&S principles and chemical handling understanding
- Drivers Licence, National Police Check & Working with Children’s Check (required)
