Your New Role Looks Like This:
The Wealth & Capital Markets platform comprises the Investments Life & Super, Trustees and Social Infrastructure business units. The strategic purpose of the platform is to link the organisations valuable efforts in helping Australians secure their financial wellbeing with capital and Social Infrastructure needs of the communities in which it operates. Australian Unity actively manages more than $5.4 billion in property assets; including funds across commercial, healthcare, Specialist Disability Accommodation, Childcare, Student Accommodation and Seniors Living which each serve to contribute to the wellness and economic empowerment of Australians.
We now have an exciting opportunity to join our Social Infrastructure team as a Portfolio Analyst. The Portfolio Analyst will play a critical role helping to drive investment management and portfolio management activities for the purpose of optimising investment returns for equity investors in Social Infrastructure funds. The role is also responsible for engaging with external debt and equity capital providers, sourcing acquisition and investment opportunities and screening potential transaction projects.
What you will deliver:
- Assessing/screening acquisition and investment opportunities, commercial negotiations and engaging with external consultants including assessment and modelling of forecast income, cashflows, balance sheet, capex forecasts and sensitivity analysis for new opportunities.
- Monitoring actual and budgeted performance of current property investments by maintaining robust and efficient financial models and analysing variances between budgeted and actual return performance.
- Undertake ad-hoc feasibility studies and scenario testing as directed, including for the purposes of the acquisition, disposal and development of properties and debt and interest rate structuring.
- Analysing and developing reports for management necessary to assist with investment decisions
- Proactive management of relationships with investors - this includes preparing presentations on fund strategy and performance for presentation to investors
- Management of ongoing debt facility obligations and when relevant, support Head of Treasury & Debt Capital Markets with debt refinances, preparing documentation with relevant information for prospective financiers, and associated activities to implement facilities.
- Management of and reporting on debt facility covenant requirements, including monthly checks of compliance with financial and non-financial covenants.
- Management of interest rate hedging strategies in relation to the debt facility in conjunction with Head of Treasury and Debt Capital Markets.
About You:
- Tertiary qualification in Property, Business or Finance. A completed CA, CPA or CFA qualification would be highly regarded
- Demonstrated property industry experience in either single sector disciplines or across industry experience
- Demonstrated investment analytical experience (including property analytics) would be highly regarded
- Advanced computer skills, particularly Microsoft Excel, PowerPoint, and potentially MRI
- Experience in stakeholder management with ability to develop effective relationships highly preferable
- Experienced developing and maintaining a three way financial model including distribution and IRR forecasting.
- Motivated, self starter, driven and solution oriented with demonstrated initiative in completing tasks to tight deadlines and the flexibility to handle changing priorities.
- Inquisitive and questioning mindset with a desire to be a thought leader.
