The Property Manager is responsible for maintaining accountability to the rental portfolio and administrative support to the Property Management Team, and providing an exceptional level of service in response to all customer enquiries.
- Arranging repairs.
- Negotiating leases and rent reviews.
- Advising on market rents.
- Representing the property owner at tribunal hearings.
- Maintaining & Growing Database of future landlords.
- Actively prospecting for new landlords.
- Developing the best property management team for our core area.
- Using initiative to undertake revamps and create effective overhauls of procedures where necessary.
- Ongoing implementation of new programs or systems where evolution enhances efficiency.
- Inducting new team members with the departments’ procedures and protocols.
Accountabilities / Responsibilities
Property Management
- Adhering to legislation on processes and procedures.
- Drawing up leases where necessary.
- Collecting rent.
- Completing general tenancy agreements where needed.
- Attending to and coordinating maintenance, repairs and unsafe scenarios in a timely manner.
- Liaising with tradesmen to attend to such work.
- Completing entry condition reports and routine inspections.
- Assisting with issuing notices; including rent reviews and lease renewals.
- Strategies for resolving problems.
- Communicating with Owners Corporations.
- Undertaking final property inspections.
- End of tenancy procedures including claiming of bond money.
- Risk management strategies.
- Communication strategies to deal with difficult situations and complaints.
- Strategies and opportunities to contribute to growing the rent roll.
- Undertaking final property inspections.

- Working with technology for better and more efficient outcomes.
- Record keeping.
- Preparing for VCAT hearings.

- Implementing new systems and ensuring the department is continuously moving toward the most efficient methods and remaining tech savvy.
- Reporting to the Director and Operations Manager where/if necessary.
- Managing the overall wellbeing of the property management team to help ease any concerns.

Qualifications
Mandatory:
- Work Experience in Property Management.
Preferred:
- Agents Representative Certificate held.
- Advanced skills in Microsoft Office.
