Residential Construction Manager Job Description
Opportunity to work for a boutique high-end Residential and Commercial Building company, who’ve been working closely with architects and clients across Adelaide for more than 10 years. Looking for a highly capable, driven and client focused Construction Manager to join our construction team to assist in the completion of the $2.5-3 million houses.
The Role
As our Construction Manager, you will manage the project from the design planning stage to the final construction phase, with the holding of a supervisor's license. The ideal candidate should be proficient in reading and understanding construction drawings and specifications, who is able to participate in the review phase and provide relevant suggestions. In addition, we expect you to be responsible for the delivery of projects ensuring program deadlines are managed and met, budgets are maintained.
Building Planning and Approval Stage:
• Consult with architect and other consultants during the preliminary design stage.
• Prepare necessary documents for council approval and building rule consent stage.
• Provide accurate construction cost and time schedule before the construction starts.
Construction Stage:
• Provide suggestion of trades selection with the developer
• Management of all site crew including subcontractors, staff & trades.
• Responsibility of ensuring quality, programme & constructability delivered.
• Maintain detailed site and project records including photo logs.
• Report on-site situations, variations, emergency conditions, budget overruns and delays to the developer every week.
• Report to the developer with site photos after each project milestone is completed.
• Cooperated the company or third party to do the inspections for project milestones.
• Supervise the completion of the defects identified in the inspection report before proceeding to the next stage.
• Capable of managing working budgets and finance requirements that identify profit margins.
• Ensure all works are undertaken safely, communicate safety information to all onsite personnel, and protect all assets on the property from theft.
Commissioning and maintenance Stage:
• Supervise the completion of the defects identified in the inspection report before handover stage.
The Criteria:
- MUST have experience working in the residential building industry in a similar role. Those with the experience in managing houses valued at over $2 million would be desirable.
- At least 5 years of experience in a Construction Manager position within the construction industry, specifically on residential projects.
- MUST have a supervisor's license.
- Sound understanding of BCA, Australian Standards and all Codes of Practice.
- Valid white card.
- Full unencumbered driver’s license.
- Feel free to have an open and transparent discussion with the developer anytime.
- Good leadership and decision-making skills
- Be resourceful with excellent problem-solving skills.
- Able to work in a team and get along with different personality types.
- Excellent written and verbal communication skills.
- Be flexible and adaptable to changing circumstances
