We are currently seeking a highly experienced Senior Conveyancer to join our busy and expanding Property/Conveyancing Department.
We pride ourselves in maintaining and developing long-standing relationships with referrers and clients, and are on the lookout for professionals who share the same values as we do.
The position will be within our Essendon office.
Key Responsibilities:
- Running and managing property transactions from start to finish
- Creating, maintaining and developing client/referrer relationships
- Preparing and reviewing legal and financial documents relating to property transactions such as Contracts of Sale, Leases, Transfers, Caveats, Statement of Adjustments, Settlement Statement, etc
- Completing and lodging documents with the relevant authorities
- Obtaining property searches
- Searching relevant authorities for any restrictions over properties such as caveats and mortgages
- Making necessary enquiries relating to zoning, titles, rates and taxes (Council, Water and Body Corporate)
- Communicating with clients to receive instructions and provide advice
- Liaising with clients, solicitors, estate agents, banks, lawyers, mortgage brokers and other third parties in relation to the property transaction and settlement arrangements
- Ensure that client records are managed and maintained accurately
- Ensure that all Special Conditions in a Contract are fulfilled prior to settlement taking place
- Monitoring sales/purchase progress and regularly updating clients of the status of their conveyance
- Coordinating settlements, including booking settlements and finalising figures via PEXA
- Electronic lodgment of Plans of Subdivision via Spear
- Maintaining official records of Contracts, payments and other relevant documents relating to a conveyance
Skills required:
- 7+ years Conveyancing experience
- Extensive PEXA and InfoTrack experience
- Experience with LEAP Document Management System is advantageous
