QBuild plays a vital role in building & maintaining government-owned facilities, including schools, social housing, police stations, correctional facilities, & ambulance stations.
The primary purpose of the position is to ensure that both party obligations under the contracts are appropriately fulfilled. The position is responsible for providing high level contract administration services with all relevant standards of contract administration & contractual provisions from tender acceptance to final certification on projects as necessary.
The Senior Superintendent’s Representative manages a team of Superintendent’s Representatives & support staff.

Key responsibilities include:

  • Being aware of the Contractual obligations of the parties to the contract & applying those obligations honestly & fairly.
  • Providing operational contract supervisory services in respect to construction & engineering contracts on major & complex projects by:
o Undertaking regular site inspections
o Ensuring site meetings are held at regular intervals & conducted in accordance with a standardised procedure
o Issuing Variation Orders
o Assessing contractual claims
o Processing Contractor's Requests for Information
o Ensuring compliance of the finished product with the contract documentation
o Preparation of defects lists
o Ensuring Building Act Compliance inspections are undertaken, & appropriate records kept
  • Providing expert advice & information to assist the Superintendent in undertaking & administering dispute resolution processes in respect to building & engineering construction.
  • Implementing contract administration policies & procedures applicable to traditional contracts as identified by the Superintendent.
  • Acting in accordance with QBuild procedures & systems in respect to contract administration & contractual provisions.
  • Implementing post contract performance evaluation systems & procedures to provide comprehensive & timely information required by the Pre-Qualified Contractor Register.
  • Effectively communicating with clients & all project team members, in relation to all potential cost, time & quality issues.
  • Participating in the review & improvement of the operational effectiveness of the Business Unit's Quality Assurance procedures as requested.
  • Applying appropriate employment equity & workplace health & safety principles & procedures whilst undertaking the above duties & responsibilities.
  • Act as a mentor & the main point of contact for other Superintendent's Representatives with regard to contract supervisory services, also providing direction & management to the Superintendents Representative & contract management support staff to enhance their skills & maximise their performance & effectiveness
