The client boasts an enviable portfolio of shopping centres across NSW, QLD, and VIC. They require a dynamic Asset Manager to join their team.
The Role:
An exciting opportunity awaits for an experienced Retail Property candidate! In this role you will perform asset management across the entire client portfolio and report directly into the owner and Director. You will be developing detailed budgets and forecasts for centre managers and accounts teams, as well as capital works budgets spanning 5-7 years.
Your duties will include:
- Ensure all properties have current deprecation reports.
- Maintain a strong knowledge of MRI or similar system.
- Take full control of ‘on-boarding’ a new property to our internal or externally managed systems prior to settlement.
- Ensure that all centre managers have appropriate monthly reporting completed and all monthly reporting is thoroughly reviewed and presented to Owner and Director
- Ensure all centre managers maintain a log of Public Liability incidents, forms, waivers, procedures.
- Assist and liaise with marketing to develop innovative marketing across all properties reducing costs and elevating the clients branding.
- Negotiate vacancies, renewals, market rent reviews on budget and on time across the designated region
- Generate and maintain client relationships, both state based and national
- Work closely with retail tenancy design and delivery team to ensure all shops open on time.
- Undertake lease discussions for vacancies, renewals, surrenders & market reviews
- Be a key player in the development team working on multiple projects at a time
- Plan ahead for potential problems and pitfalls, with solutions to potential pitfalls
- Provide advice on acquisitions, pre construction delivery and financial viability of development projects
- Prepare and present research evidence on a range of property development
- Assist with securing lending for all projects
- Weekly reporting on all manners of the Asset Management Role
- Maintain memberships and registration for all related industry services.
- Ideally, you would have extensive retail experience and have worked on either a key asset or across a portfolio of centres.
- Strong retail property management experience along with strong people management skills.
- Experience in dealing with all levels of personnel and mixed personalities across private and government sectors
- Must be aware of all governments legislation relating to role and understand the protocols and process to follow
