The opportunity
We have an exciting opportunity for a full-time, experienced Building Manager to lead one of our properties in South Brisbane. This position offers the platform to showcase your experience, skills and talent in our ever-changing industry.
Key responsibilities will include but are not limited to
- Responsible for hands on management and coordination of the residential building's security, safety, compliance, and maintenance programs
- Daily control and overall management of common area presentation including cleaning standards, waste room and garden maintenance.
- Supervise on-site contractors and monitor sign-in procedure and key register.
- Use of Property Me software
- NO Trust Accounting required
- Conduct routine inspections and entry/ exit condition reports as required.
- Ensuring all move-outs and tenant transitions are smooth. This may include reports, repairs, owner communication, new advertisements etc.
- Address rental arrears, maintenance issues and other property needs efficiently
- Manage and perform Caretaking duties as per the Caretaking Agreement.
- Co-ordination of the building recreation room bookings and residents’ move in/ out.
- Asset management and assist with sourcing quotes as required.
- Preparation of reports and attend all Body Corporate meetings.
- Liaise with Body Corporate committee and Strata Manager on building related matters.
- Maintain the operational warranties, compliance, and services contracts.
- Undertake minor in-room or common area maintenance as required.
- Rotate after hours emergency phone with other caretaker duties as required.
What we need from you
- Minimum 3+ years’ residential building management experience
- Strong knowledge of the Body Corporate legislation and requirements
- Strong communication skills, written and verbal, ability to communication with wide range of stakeholders.
- Must have a QLD Real Estate Certificate of Registration or Full Real Estate License
- Available to attend to after hours emergency requirements.
- Strong administration, organisational & time management skills
- Experience with new building/ defects and warranty period would be a bonus
