Due for completion in late 2024 this magnificent property is the second of up to five new towers to be developed as part of The Star's unrivalled $2 billion masterplan.We are seeking an accomplished leader with a strong background in strata operations and building management to join our Star Residences Team. In this newly established role, you will be responsible for overseeing the day-to-day building management of our Residential Towers. The ideal candidate will have demonstrated experience in strata hotels and a comprehensive understanding of the ongoing management of mixed-use strata developments.As our Building Manager, your primary responsibility is to oversee the maintenance and upkeep of all common property areas and facilities that are located within the Residential Towers. You will ensure that The Star Residences fulfills its obligations outlined in the Caretaking Agreement and other relevant scheme documents to the highest standard. You will play a crucial role in cultivating relationships with key stakeholders such as the Body Corporate, Developers, Builders, and Owners, fostering collaboration for smooth operations.A few of your responsibilities:
- Maintain a thorough understanding of the Body Corporate QLD BCCM Act, Body Corporate by-laws, Caretaking Agreements and overarching Letting Agreement.
- Foster relationships with the Body Corporate Committee, Community Manager and Contractors and attend scheduled quarterly meetings with prepared presentations.
- Manage the day-to-day operations and overall maintenance of common property areas and facilities, including reporting hazards, ensuring cleanliness standards, addressing repair needs, and overseeing in-room maintenance for the apartments in our letting pool
- Collaborate with the property operational teams and external stakeholders such as owners, developers, and builders.
- Ensure the successful management of resident services such as mail and postal services, carparking management, and other ad hoc duties as required.
- Extensive experience in a similar role
- Demonstrated experience in managing multiple schemes and contributing to BMS management are highly regarded
- The ability to develop and foster strong relationships with both internal and external stakeholders
- A comprehensive understanding of hotel maintenance across all areas, such as WHS compliance, contractor supervision, and the effective management of plant and equipment.
- Motivated, proactive, adept at problem-solving, and highly organised
- QLD Real Estate License (highly regarded but not essential)
