What this opportunity involves:
Melbourne Connect Co-working is located on the doorstep of the University of Melbourne offering an amenity-rich workspace and engaged community in Carlton. The Melbourne Connect precinct provides co-located partners with easy commuting options, diverse spaces in which to work, meet and socialise and high-quality curated on-site retail and childcare. The principal objectives are to attract and secure the best-fit companies that match our space and community concept aspirations, deliver outstanding value-add service to our customers and deliver financial performance to meet the business objectives of our client and JLL. You will be working very closely with the Area Manager and Operations Lead, Flexible Solutions, ANZ to fill the space with companies and individuals who wish to be engaged with the community, and the events program and understand the value of being in a collaborative space that fosters connections across the community.
An overview of the role:
- Find, qualify, and convert leads who are looking for office space and desks
- Organise business development opportunities including, but not limited to, marketing, online media, events, partnerships and more
- Manage the sales process to ensure occupancy and revenue targets are achieved
- Develop and manage a program of relevant and engaging content-based events
- Establish customer expectations and needs for program content
- Align program contents with the objectives of the space
- Act as the principal point of contact to represent the business to the client and the community, leading monthly meetings with the client, capturing events and actions, and driving actions to completion
- Assume principle responsibly for business financial performance, accounting and reporting
- Consistently demonstrate excellent customer service
- Achieve annual business objectives and other key performance indicators, including customer satisfaction and community curation targets
- Contribute to the ongoing development of systems and processes
- Oversee and contribute to the development of community curation targets
- Manage all on-site operations through building management and local vendors
- Maintain relationships with third-party suppliers, local businesses and look for opportunity to grow local knowledge of unique space within building
- Hire and train the on-site team to assist customers with day-to-day needs and business support
- Take responsibility for leading, motivating, developing, and managing the team
- Conduct team member annual performance reviews to ensure the team is provided with and assed against clear objectives
Sound like you? This is what we’re looking for:
- Experience in management and operation of flexible space, co-working or serviced office business highly desirable
- Experience in a direct sales environment (office leasing or flexible/coworking desirable)
- Team leadership and management experience
- Strong written and verbal communications skills
- Strong analytical and reporting skills, with attention to detail and accuracy
- Sound digital, social and technology understanding.
- Ability to build rapport quickly with clients, colleagues and customers
- Versatility and ability to manage a large range of work streams simultaneously
- Ability to demonstrate commitment to customer service standards
- Agile and flexible approach
- Demonstrable experience of acting independently
- Understand feedback cycles and ability to motivate yourself and colleagues to excel
- Ability and willingness to learn and grow in the role
- Eager and ambitious – driving the brand to more buildings and locations
- Has advanced skills and competency with of MS Office Suite and with some experience in CRM and billing software packages
