The Builder

This Tier 2 Commercial builder is out performing its competitors in a niche project space; Government and Defense construction. New teams are being developed and they need a focussed leader to join their business as aCommercial Manager (Finance/Savings).
As a Pivotal leader in the business you will be ensuring the effective commercial practices of the team monitoring compliance around contractual and financial requirements for projects over $25 million AUD. This is a critical role for the business and requires a commercially savvy professional with a positive, collaborative approach with the ability to really engage the team.

Their success very much stems from their valued dedicated team and fine finish. They over perform for their clients, driving and delivering short and long term projects from $25 million to $150 million and enjoy working to challenging deadlines and intricate project details.

They are a Builder that construction professionals want to have in their career timeline with a dedicated and collaborative team, good systems in place and subcontractors being paid within 72 hours.

The Role:

With high commercial acumen, excellent negotiation skills and a sheer passion for your work you will be required to work well autonomously, but also run a team of CA's, communicating effectively with the Director's and designated Project Managers daily.

You will be focussed negotiator, managing the financial aspects of sub-contract packages for Mixed Commercial, Industrial or Residential New builds and ideally with exposure to GC21 or Defense Contracts over $10 million AUD.

Key Responsibilities:

  • Implement Commercial Strategies
  • Risk Assessments / Analysis
  • Forecasting reports
  • Bid Preparation
  • Take charge of representing and guiding the business in all commercial and legal affairs, collaborating with our External Legal Team as needed to mitigate risks and expedite the closure of legal matters effectively.
  • Ensure that all project personnel know and comply with the commercial aspects of contracts.
  • Negotiate contracts with clients, suppliers, subcontractors, and partners to ensure favourable terms and conditions.
  • Analyse tender documents - Security of Act Payments (SOPA) - Head Contract
  • Manage both minor and major contract disputes as delegated by senior management.
  • Resolve commercial issues, such as claims and disputes, and develop administrative procedures for on-site and off-site operations, working closely with the Finance team.
  • Lead the identification, quantification, and negotiation of scope changes in the Head Contract.
  • Develop and mentor the commercial team, ensuring alignment with project goals and commercial objectives.
  • Oversee financial risk management, cost forecasting, and corrective financial actions to maximise profit margins.

To be Successful:

  • You will be a career contracts specialist and have over 7 year's plus experience working for a reputable Australian recognised Builder on mixed projects over $10 million.
  • Have worked for an Australian Recognised Building, Civil Contractor in Australia for a recognised firm
  • Bachelor's degree in Law, Commerce, Accounting, Quantity Surveying, Business, or related disciplines.
  • Postgraduate qualifications in Commerce, Business, Construction, Property, Quantity Surveying, or Law.
  • High exposure to head contract / hard dollar contract documentation / scopes and picking apart contracts.
  • Commercial Acumen, acute eye for detail and cost savings to the business.
  • Experience in sub contract claims, variations, EOT's and cost planning.
  • Passionate person, with a thirst for challenge and energy to over achieve.
  • Proficient in software packages, ideally Jobpac, Procore or CHEOPS.
