Job DescriptionAbout the Role
Reporting to a Senior Director in the Housing Group, the Development Director works proactively and cooperatively to resolve project issues and provide high-level advice. With the support of an internal team and external consultants, the Development Director will oversee two key residential development projects - ‘Olio’ in Officer South and Aurora in Epping – through all phases of the development lifecycle.
Your key accountabilities will include:
- Leading and motivating an internal team of development professionals (Assistant DMs, DMs and Senior DMs), to ensure team members are empowered to make decisions, proactive when addressing project challenges and supported to grow professionally.
- Driving the team to deliver on all key project targets, government policy priorities and DV’s own organisational objectives – whilst striving to maximise customer satisfaction.
- Providing strategic direction to enable project teams’ successful delivery of all facets of the projects they manage.
- Maintaining oversight of, and overall responsibility for, financial performance of projects – cost and revenue budgets, cashflow forecasts and risks likely to impact forecast return or expenditure/revenue timing.
- Supporting the Senior Director through provision of key project updates, identification and management of project related matters and assisting with input on team/portfolio related strategies.
- Developing and strengthening relationships with industry partners - private development partners, builders, civil contractors, consultants, government agencies and local government municipalities.
- Overseeing the team’s application of DVs internal systems (quality, risk management, budget/financial management and contract approvals) to monitor project performance compliance with both financial delegations and procurement processes.
- Collaborating in the establishment and communication of marketing and sales strategies, incentives, advertising campaigns and estate promotions.
About You
You are recognised in the industry for your strong leadership skills and natural desire to proactively identify issues and ‘own’ the resolution of these to the very end. You have a strong commercial mindset and knowledge of the different methods for developing and delivering built-form housing projects. From this, you have developed a sound understanding of the challenges that can be associated with this form of property development; and you know effective ways to either avoid or manage and work through these challenges.
You know you can’t do it alone so you’re skilled at getting the most out of your team, encouraging them to take ownership of specific aspects within their project and supporting them to make – and be accountable for – decisions relating to these aspects.
Your experience in the management of contractors, consultants and other key stakeholders; coupled with your commercial acumen, means that you know how to deliver sound project outcomes and you are ready to embrace the challenge of doing this across a broader range of projects, each with a range of moving pieces.
You will identify opportunities to develop strategies and innovative practices that improve how projects are delivered and the overall experience for our customers – whilst delivering on Development Victoria’s core objectives of affordability, community well-being, commercial success and environmental leadership..
