Based in Maroochydore, we are seeking a motivated, hands-on, and professional individual for this permanent full-time position as our Field Support Manager. You will support our complex managers with day-to-day operations across all sites. Oversighting the caretaking duties and nurturing our body corporate relations. 

This is a great opportunity for an experienced Manager to take the next step in their career and continue to build upon our brand’s strong foundations.  Your focus will be on the day-to-day operations of our buildings and our team members’ roles and responsibilities, ensuring the buildings are maintained and compliant in accordance with the Body corporate agreements. As well as ensuring the the short term and long-term letting businesses are on track to meet financial revenue and expenditure targets.

In addition, our Field Support team will be a key driver in assisting onsite managers with securing new corporate and group accommodation contracts along with new short and long-term apartment managements. 

To be considered for this role you will have experience in managing a strata complex and/or managing short- and long-term letting operations. Experience in working with multiple stakeholders is key to success in this role. 

We are looking for experienced, hardworking applicants that have the following attributes: 

  • Real Estate License or RLA license (if not licensed, be prepared to obtain one upon prior to commencement)

This role is a hands-on role and among other tasks, the successful applicant will manage the following duties.

  • Management support for the short term and long-term letting businesses within our complexes.
  • Be on call for afterhours emergencies and for afterhours support to site managers.
  • Auditing of our complex to ensure that accommodation and the complex is clean, well maintained and attractively presented.
  • Manage operational expenses, controlling and meeting budgets across the portfolio.
  • Drive sales to meet occupancy and revenue targets.
  • Manage guest complaints escalated to head office/management. 
  • Manage RMS booking system for short term rentals.
  • Oversee staff rosters and covering leave where required.
  • Recruitment of GSA and HK staff whilst liaising with onsite managers.
  • Communicating with Owners, Body Corporate and Tradespeople.
  • Ensuring that health and safety regulations are met, as well as compliance items across our portfolio.
  • Training staff to ensure that the organization’s high standards are maintained.
  • Liaising with senior management on the performance of the building and recommendations for improvement.
  • Organization of suppliers and business relationships.
  • Trust Accounting, Invoicing and General Accounting Tasks.
  • Management of Caretaking Agreements and Onsite managers’ responsibilities.
  • Rate and Revenue Management across our short stay letting pools.
  • Business Development tasks include new corporate and group business, new permanent and short stay rental management within our complexes. 
  • Attendance of all committees and annual general body corporate meeting as Direct Collective representative. 
  • Other tasks as directed by management.

The successful applicant must be willing to work a rotational roster including a share of weekends, school holidays and public holidays as required.

The salary package includes a company vehicle, phone and laptop.

Our next complex, in Kawana (129 keys) joins the group in September/October this year and a Noosa off the plan business is due to join later in 2025 along with several other Management Rights businesses targeted / under contract are to follow. Direct Collective (formerly branded as Direct Hotels) has owned/operated over 50 Management Rights business over the years and is focused on increasing it’s operations.
