National Development Consultant 

This is an exciting business opportunity for someone who shares our passion for industry innovation and change.  We are looking for a very experienced builder & developer who understands sustainability, business start-ups, mass prefabricated production and rapid scaling. 

This is an unusual ad to ‘stumble across’ on Seek, as it is not really a ‘standard employment opportunity’. (we think we will have better success on Linked In). As opposed to a ‘job’ - this is initially a ‘Project based consulting role’, and represents a long term, significant business opportunity for the correct person. 

So, if you are looking for a regular 9-5 gig – give this one a miss. If, however, you are looking for something quite ‘outside the box’ – read on!

Overview 

Researched Property, our founding company, has been providing small scale development project management services since 2017. We have identified a significant new opportunity in the residential property market, and we are rolling out a new company – Lite Touch Developments – to focus on this opportunity. 

Lite Touch Developments specialise in ‘smaller footprint’ property development and construction services for existing landholders. Initially, our focus will be on ancillary dwellings of 60m2 or smaller. 

We provide financially effective solutions for landholders who have properties with untapped development potential (which we refer to as a ‘lazy land asset’). We aim to help people make more money or get more practical benefit from their existing property. This will also increase much needed housing supply – so the community and country also benefit.

We are proud to be a company that embraces the unusual and strives to do things differently. We are piloting a scalable business model in Hobart and aiming to expand into Victoria in 6-8 months. We are looking for a likeminded consultant with the correct residential building experience and passion, to help us realise our vision, initially within Tasmania and then in Victoria.  

Position

Lite Touch Developments are seeking a Melbourne-based National Development Consultant (NDC) to comment on our existing ‘development / construction business model and plan’ and oversee our Hobart  business. This includes providing ‘hi level’ technical support and guidance to the Hobart team, the Construction Manager (Tasmania), the factory builders and subcontractors where appropriate. 

In addition to providing oversight to Tasmanian-based projects, the NCA will work with the Lite Touch Developments team to identify and implement a strategy for transitioning into the Victorian market. This may include engaging with potential partners / suppliers, identifying market opportunities and developing efficient and cost-effective construction methods.

Key Responsibilities 

At Lite Touch Developments, cultural fit is an important consideration when engaging new consultants or employees. For this reason, we prefer to start by providing selected candidates with a few standalone tasks to help identify how well they will fit into our company culture. Please refer to our attached PPMVV Statement. 

The preferred candidate for the NDC role will be responsible for Undertaking Project Based Tasks initially that would focus on the 4 topics below.

  1. Advise on a Head Contractor Business Model
    1. Identify the pros / cons of different models 
    2. Participate in round table workshops
    3. Propose simplest, lowest risk model for our scalable, outsourced model 
    4. Oversee key contractual templates and agreements
  1. Management Systems
  2. Identify and implement key metrics / performance indicators to monitor performance of subcontractor team. 
  3. Review and refine our current Development Maths Workflow process, for conducting Development Financial Feasibilities 
  1. Tendering and Contracts
    1. Identify role and responsibilities for Licensed Contracts Administrators, that mitigates Key Person / License Risk
    2. Oversee the site hunting, filtering, costing process and tendering process for potential large development sites
  1. Innovation
    1. Explore productivity / efficiency / sustainability practices across ALL subcontracting spaces & drive innovation in these areas
    2. Engage with stakeholders through round table discussion, feedback forums and workshops.

Technical Fit

 The ideal candidate will have extensive residential construction experience and be interested in initially providing ‘Project Based’ consulting services. You will be based in Melbourne but will be willing to travel to Hobart on occasion (e.g. once a month for 2-3 days).

Ideally, you will have an Open Builder’s Licence:  Residential and Commercial (or the ability to obtain one) and a very well-established network of respected building industry professions and trades.

You must understand every aspect of development costing, feasibility and end to end project management.  Small scale residential to larger projects - including working pro-actively with councils to find solutions. 

The NDC must have experience in efficient and cost-effective construction methodologies (e.g. modular building) and the ability to provide product development and costing advice for a range of dwellings, from a simple ancillary dwelling in a backyard to multi-story buildings in a community development site.

 Importantly, the NDC must be passionate about sustainability and have the natural ability to align with the company’s culture of humility, teamwork, and transparency. 

Qualifications: 

  1. Strong building background & skills – all required licenses 
  2. Strong property development background & skills
  3. Head Contractor Operations - skills, systems and processes
  4. Development Project Mngt - skills, systems and processes

Remuneration details:

The role will commence on a project consulting basis as needed (approx. 2 -6 days per month) over approximately 3 months. Compensation includes a day rate of $1,500 + GST plus expenses.  

If you are the right person for this role, there will be an opportunity to discuss ongoing involvement, equity, and potential re-negotiate business terms after the initial 3-6 month period.
