What this opportunity involves:
Are you an experienced Operations Manager looking for a new challenge in the commercial real estate industry? We are seeking a highly motivated and skilled individual to join our team as an Operations Manager. This position will be responsible for overseeing the overall operations of our prestigious asset, ensuring the highest standard of maintenance and customer service.
An overview of the role:
- Maintain the building to a high standard of presentation and working order, coordinating with external contractors for both hard and soft services.
- Monitor and manage all preventative and reactive maintenance programs to ensure contractual standards are met.
- Adhere to company policies and procedures, ensuring the efficient administration of JLL systems.
- Manage and maintain essential services, ensuring compliance with regulations and timely resolution of any issues.
- Oversee capital expenditure projects, including floor refurbishment and tenant fit-out works.
- Provide technical expertise and guidance to the site team and stakeholders.
- Actively manage energy and water performance, implementing strategies to improve NABERS rating.
- Participate in the annual budgeting process and provide high-level advice on relevant matters.
- Maintain accurate purchase orders and quotes register.
- Assist with emergency procedures and ensure compliance with emergency management plans.
- Manage and report incidents or events that could result in claims for damages.
- Engage with procurement and tendering processes, following company policies.
- Conduct regular inspections of the building and report on repairs, condition, and compliance.
- Monitor and provide feedback on cleaning standards throughout the building.
- Foster innovation and continuous improvement for the asset.
Sound like you? This is what we’re looking for:
- Minimum of 5 years' experience in engineering, building facilities/management, or related discipline.
- Exceptional time management and organizational skills.
- Sound understanding of property-related disciplines and legislative requirements.
- Strong verbal and written communication skills.
- Comprehensive negotiation, mediation, and conflict management skills.
- Leadership abilities and the ability to work effectively in a small team.
- Tertiary degree qualification in real estate, property, technical/facilities, or trade background is highly regarded.
