What this opportunity involves:
We are seeking an experienced and driven Operations Manager to join our team at 670 Chapel Street in South Yarra. As the Operations Manager, you will play a critical role in managing the day-to-day client activities for the assigned property/facility. You will be the key point of contact for key stakeholders and clients, ensuring operational excellence, risk management, compliance, and budget control.
An overview of the role:
- Implement and maintain a property risk management program, including audits and incident reporting procedures
- Ensure compliance with OH&S, Environmental, and Risk Management Policies and procedures
- Financial management, including input into the centre’s annual operating budget, monitoring of budgets, and accounts payable processes
- Build and develop effective client/stakeholder relationships
- Monthly reporting on incident reports, budget status, risk and compliance regimes, and maintenance programs
- Ensure a safe working environment and compliance with statutory regulations
- Manage contractor engagements and contract administration
- Assist in the coordination of tenancy fit-out works
- Ensure procurement processes comply with client guidelines and objectives
- Plan and manage all contracts to ensure professional delivery within budget
- Supervise the operations of the property/facility, including repairs and maintenance
- Prepare and manage capital expense projects
- Ensure compliance with building codes, workplace and public health and safety regulations, and legal requirements
- Maintain good working relationships with retailers and neighbouring facility managers
- Carry out building and energy audits, life cycle analysis, and compliance audits
- Prepare and present periodic property reports
- Advise on industry best practices, new innovations, and opportunities for efficiencies and cost savings
Sound like you? This is what we’re looking for:
- Bachelor's degree in facilities management, building, business, or a related field
- 3-5 years of experience in facilities, property management, or a related field
- Knowledge of local occupational health and safety requirements
- Understanding of basic technical aspects of property (air-conditioning, fire protective systems, CCTV, mechanical & electrical systems, BMS systems)
- Experience in managing operational and capital expense budgets
- Strong financial acumen and attention to detail
- Excellent communication and relationship-building skills
- Proven ability to make tough decisions, solve problems, and implement improvements
- Familiarity with commercial contracts and compliance requirements
