The Client:
Our client is a social landlord focused on the needs of individuals living with a disability.
They design, build and manage their own modern and fully accessible homes and believe that community connection and lifestyle preferences are as important as having a home that meets individual needs.
The role:
Liaison with tenancy services team, Program Manager, Property Development, and other personnel, to ensure shared knowledge; development and continuous improvement of best practices in building design; effective and consistent communication with tenants, trades and other stakeholders
Responsibilities:
Property renewal
Collection and analysis of data and previously-projected pricing to inform the schedule of property renewal and the costs and timeframes associated with this
Creation and maintenance of an assets and property renewal plan
Gathering and maintaining information about current and predicted property asset condition
Working with tenants, occupational therapists and other stakeholders to identify renewal options that deliver tenants choice and control and deliver quality accessible and inclusive housing that meet tenants’ needs
Identifying priorities
Development of schedules for property renewal work
Preparation of renewal plans for sign-off by Management and Board
Preparation of tender call documentation setting out requirements
Liaison with potential tenderers via pre-approved builder and contractor panel
Assessing tenders and making recommendations for Management/Board sign-off
Negotiating contract terms
Management of contract, including site visits and progress payments
Preparation of progress reports and completion reports for Management/Board
Capturing learning from each project, to apply to future projects
Liaison with tenancy services team and tenants, to maximise the value of renewed features
Maintenance and repair
Gathering and maintaining information about the demand for responsive maintenance and repairs, and how we respond
Identifying opportunities to strengthen our maintenance and repair arrangements
Preparation of plans for maintenance and repair arrangements plans for sign-off by Management and Board
Oversight of day-to-day maintenance scheduling
Gathering and maintaining information about trades and other suppliers who currently assist us or who could assist us in the future
Negotiating terms with trades and related services/suppliers
Liaison with trades and related services/suppliers on maintenance/repairs responsiveness and quality
Liaison with tenancy staff and tenants on renewal, maintenance, and repair tasks that may affect their tenancy experience
The Ideal Candidate:
A relevant trade or construction industry qualification and experience
Deeply felt value base in support of improving the life chances for people living with disability and their families, especially in respect of choices and inclusion
Demonstrated capacity to procure, contract and coordinate residential building refurbishments using external agencies/contractors
Capacity to contribute to leading specialised building design and to advance procedures for improving the quality of residential dwellings for people living with disability
An inquisitive and analytical mindset, with the ability to self-start and achieve genuine measurable construction related outcomes
Demonstrated capacity to prioritise and schedule a program of multiple projects, work under pressure and meet deliverables relating to budget and timelines
Demonstrated capacity to build effective relationships with a wide range of people, including allied health professionals, customers living with disability, trades, service providers and others
Ability to communicate effectively both verbally and in writing, including a high level of skills and experience in preparing written papers containing financial detail and well-argued narrative
Demonstrated ability to contribute to the maintenance of a harmonious, safe and healthy workplace, free of harassment, unlawful discrimination and bullying and where diversity is valued.
