Inland Rail is a once-in-a-generation project that will complete the backbone of Australia's freight rail network. It will enhance supply chains by providing a transit time of 24 hours or less for freight trains between Melbourne and Brisbane. Inland Rail will connect regional Victoria, New South Wales, and Queensland to markets more efficiently, drive substantial cost savings for producers and consumers, and deliver significant economic benefits. Inland Rail is the largest freight rail infrastructure project in Australia and one of the most significant infrastructure projects in the world.
About the opportunity
As a Property Advisor, your primary objective will be to provide essential support to the Property Agreements Manager and the property team in the acquisition and divestment of real estate, focusing on coordinating relevant property and legal issues arising from the NSW and QLD Inland Rail program of works.
Key responsibilities will include but are not limited to:
- Preparation of instructions to the internal legal team and external legal providers to facilitate the conveyancing of properties in accordance with NSW and Qld legal obligations.
- Liaison with internal legal team and external legal providers and Acquisition Managers to progress contract negotiations.
- Assist the property team with coordinating and tracking instructions to the survey team in relation to conveyancing matters.
- Liaise with, and attend meetings with local and State authorities, internal and external legal, Acquisition Managers, Survey team, Portfolio team and stakeholder engagement personnel in relation to conveyancing matters.
- Assist in preparing all supporting documentation to obtain internal and external approvals for the acquisition, sale and occupation of land.
- Work in conjunction with other ARTC Property personnel, to ensure that all functions are directed towards Inland Rail meeting business objectives.
- Ensure all required property management data bases are maintained and undertake property administrative tasks as required.
- In consultation with the Property Agreements Manager ensure that all required approvals have been obtained, monies disbursed, legal documentation executed, and that legislative compliance is maintained.
- Ensure instructions are provided to internal legal teams and external legal providers in a timely manner, ensuring advice is received by due dates and communicated to the respective property team members.
- Ensuring property conveyancing milestone dates (exchange, settlement, payment of funds) are achieved.

To ensure success in this position, applicants will be able to demonstrate:
- Proven knowledge and experience in conveyancing procedures and other property transactions such as leases, licenses and easements.
- Knowledge of compulsory land acquisition, land tenure and land title administration.
- Ability to build and manage relationships with internal and external stakeholders.
- Proven ability to work autonomously.
- Ability to process a high volume of work in a structured and organised manner.
- Well-developed negotiation, influencing, problem resolution and interpersonal skills.
- Sound knowledge of Microsoft Office suite of products.
Desirable Selection Criteria
- Experience in linear infrastructure and/or large-scale projects with diverse property portfolios.
- Understanding of land and business valuation principles and methodology.
- Experience in the rail industry.
- Experience in rural sector land acquisition.
